RENTAL AGREEMENT

This rental agreement made on this 03rd day of March 2024 at Bangalore
between: Smt. SREELETHA w/o SURESH aged 40 years, residing at #155, Krithika Nilaya,
7th Cross, Vinayak Nagar, Singapura main Road, M S Palya, Bangalore 97, Ph:
9986023781/8880889499. Hereinafter referred to as the “OWNER” which expression
shall mean and include here heirs, administrators, legal representatives, executors, etc
of ONE PART, and
Smt. SUSHMA GUPTA W/o late RAJEEV GUPTA, Ph:9748063280, Hereinafter called the
“TENANT” which expression, shall mean of the OTHER PART, which shall mean and
include his heirs, legal representatives, administrators, executors and assignees of the
OTHER PART

WITNESSES FOLLOWS:

Whereas Smt. SREELETHA is the absolute owner of the premises at: 107 Bharath Nagar,
M S Palya, Vidhyaranyapura P.O., Bangalore 560097. Hereinafter referred to as the
scheduled premises and particularly described in schedule and whereas the owner
agreed to let-out this and premises to the tenant and the tenant has agreed to take this
scheduled premises on the following terms and conditions as follows:

1. The agreed rent of the schedule shall pay Rs. 6,500/- (Rupees Six Thousand Five
Hundred only per month, the tenant shall pay rent by 1st of every English
Calendar month.
2. The tenancy period will be for 11 months commencing from 03rd March 2024.
3. The tenant has paid a security deposit of Rs. 50,000/- ( Rupees Fifty Thousand
only)
4. The receipt of above deposit is acknowledged by the owner and the said security
deposit amount shall be repayable by the owner to the tenant at the time of
vacating and delivering the vacant possession of the schedule premises to the
owner, without interest
5. The owner shall have liberty to inspect the schedule property at reasonable hours
6. The tenant shall pay the electricity charges to the concerned department
regularly as per bill
7. The tenant shall not sub-let the schedule premises to any other person without
the written consent of the owner
8. The tenant shall not make any material alteration or additions to the schedule
property.
9. The tenant shall not cause any damage to the scheduled premises and shall keep
the schedule premises in good and tenantable condition except usual wear and
tears.
10. Breach of any convenants by the Tenant/Owner entitle the owner to terminates
this rent agreement after giving 2 (two) months notice and take back possession
of the schedule premises
11. The tenant hereby agrees that after the completion of 11 (eleven) months the
rent shall increase up to 5% only.
SCHEDULE

The peace parcel other immovable bearing 107 Bharath Nagar, M S Palya,
Vidhyaranyapura P.O., Bangalore 560097 premises bearing consisting One Hall, Two
Bedroom, Kitchen, attached bathroom, with electricity and water facility, on East side
of 1st Floor

INWITNESS whereof the OWNER and the TENANT have put their signatures to this
Rental Agreement on 3rd March 2024 above written
