DEED OF EXTRAJUDICIAL PARTITION OF ESTATE

WITH ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed is made and executed by and among: GODOFREDO S. LASCUNA


OSORIO; FLAVIA LASCUNIA DONAL; Hrs. of EUFRONIO LASCUNA JR. all of legal
ages, Filipinos, and residents of Ozamiz City, Misamis Occidental. Phillippines;

WITNESSETH:

That the above – named parties are the legal heirs of the late EUFRONIO LASCUNA
who died on FEBRUARY 1, 1978 In Malaubang, Ozamiz City and his Death Certificate is
hereto attached and marked as Annex A;

That the deceased EUFRONIO LASCUNA died leaving without a WILL and neither did
he have any outstanding obligation/debt to any person whatsoevever;

That the said deceased EUFRONIO LASCUNA left certain real property, more
particularly described as follows:

“A PARCEL OF LAND – LOT No. 895-PART, CAD – 271, situated in Kauswagan,


Tangub City, Misamis Occidental, Island of Mindanao. Bounded on the North: 011, SEC. 04;
on the East 011, SEC.04, consisting an area of SEVEN THOUSAND FIVE HUNDRED
(7,500) square meters, more or less, and covered by Tax Declaration No. 008779.

WHEREAS, pursuant to Rule 74, Sec.1 of the Revised Rules of Court at of the
Phillippines, and being with full capacity to contract, we do hereby adjudicate unto ourselves the
parcel of land described above in to be divided in pro-indiviso equal share each, subject to the
limitations imposed by Law, the Revised Rules of Court, within two (2) years from date hereof;

That for and in consideration of the sum of SEVENTY FIVE THOUSAND PESOS
(P75,000), to us in hand paid by and receipt of which is hereby acknowledged to our entire, full
and complete satisfaction from: FELICISIMO URSABIA SECLOT, of legal age, Filipino,
married to URSULA SALINAS SECLOT and a resident of Kauswagan, Tangub City, Misamis
Occidental, Phillippines; do hereby SELL, CEDE, TRANSFER and CONVEY in an absolute
manner and forever unto the said VENDEE, his heirs and assigns, THE ABOVE-DESCRIBED
INHERITED PROPERTY, and WE hereby warrant the peaceful possession and enjoyment of
the Vendee, his heirs and assigns and warrant to defend his rights and interest against any claim
from third persons whomsoever, that possession to be transferred upon the execution of his
instrument;
