DEED OF RECTIFICATION

This deed of rectification is executed at May ____, 2021, between Smt. Nita Anil
Jain aged 43, (PAN No. ADPPJ3249L), Indian Inhabitant, residing at Flat No.
2002, Gaurakshak Shrikrishna Co-op. Housing Society Ltd.
(earlier Darshan Heights), Sitaram Poddar Marg, Fanaswadi,
Thakurwadi, Girgaum, Mumbai- 400002, hereinafter referred to
the RECTIFIER which term includes its successors and assigns of the ONE PART;
And
Mrs. Divya Naresh Kumar Jain aged 35, (PAN No. AGQPJ6731M), and Mr. Naresh
Kumar Hiralal Jain, aged 45, (PAN No. AAWPJ9124E), both Indian Inhabitant,
residing at, 6-14/ 3 Wellington Terrace, Wellington Street, Dhobi Talao, Kal-
badevi, Mumbai- 400002 , hereinafter referred to as PURCHASER
which term includes his heirs, executors, administrators, representatives and as-
signs of the OTHER PART.

WHEREAS the property was sold by the RECTIFIER in favour of the PURCHASER
herein in and by Agreement for Sale dated 30.03.2021 and registered under No.
BBE-1/ 3423/ 2021 dated 09.04.2021, with the office of the Sub Registrar of
Assurances, Mumbai City-1 (BBE-1), hereinafter referred as the Principal Deed.
WHEREAS in the Principal Deed in page number 5 the date and registration No.
of the First Agreement for Sale dated 16.08.2006 is wrongly typed as “Agree-
ment for Sale dated 16.08.2016 registered under BBE-2/ 8009/ 2016” instead of
“Agreement for Sale dated 16.08.2006 registered under BBE-2/ 8009/ 2006”.
WHEREAS this typographical error has come to the knowledge of purchaser and
requested the rectifier to rectify the same.
This Deed of Rectification confirms that the principal sale deed shall remain
in full force and effect, except for the changed aforementioned.
That no consideration has been received by the RECTIFIER for executing this
Deed of Rectification.

First Schedule of property


All that piece and parcel of land lying being and situated at
Village: Bhuleshwar, adm. 220 sq. yds. equivalent to 183.948 sq. mtrs., Gir-
gaum, Mumbai- 400002, bearing CTS No. 2234, Registration District: Mumbai

Second Schedule of property


All that piece and parcel of land lying being and situated at
Village: Bhuleshwar, adm. 1901.50 sq. yds., equivalent to 1589.89
sq. mtrs., Fanaswadi Lane of Girgaum, Mumbai- 400002, bearing CTS No. 2241
(pt.), Registration District: Mumbai
Third Schedule of property

Flat No. 2002, adm. 444 Sq.Ft. (Carpet area), 20 th Floor, Building known as
“Gaurakshak Shrikrishna Co-operative Housing Society” earlier known as Dar-
shan Heights, with one lift parking, Sitaram Poddar Marg, Fanaswadi, Thakur-
wadi, Girgaum, Mumbai- 400002, bearing CTS No. 2234, 2241, situated at Vil-
lage: Bhuleshwar, Registration District: Mumbai.
