DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Sale is made, executed and entered into by:

I, MARIATINA STA. ANA DIAZ married to RAINER C. DIAZ both of legal age,
Filipino citizens, and residents of B3 L9 Stuttgart St. Mercedes Exec Village Pasig
City, herein referred as the “VENDORS”
-and-
SPS. KRISTINE MIGUEL PANTANILLA and JEREMY ANGELES PANTANILLA both
legal age, Filipino citizens, married and residents of Blk 15 Lot 11 Diamond West
Golden City Subd. Dolores Taytay Rizal, hereinafter referred to as the “VENDEES”
WITNESSETH, that:
WHEREAS, the VENDORS are the true and registered owner of a parcel of land
designated as Lot 11 Blk 15 situated in the Bo. Of Dolores & San Juan, Municipality of
Taytay, Province of Rizal as evidenced by Transfer Certificate of Title No. 681900
consisting an area of 99 sqm (hereinafter, the “Property”) more particularly
described as follows;

AN AREA OF NINETY NINE (99) SQM. ALL PTS. REFERRED TO ARE
INDICATED ON THE PLAN AND ARE MARKED ON THE GROUND BY PS.
CYL. CONC. MONS. 15X60 C,; BEARINGS TRUE; DATE OF ORIG. SURVEY,
APRIL 23, MAY 30, 1964, JUNE 16 1987 & THAT OF THE CONS. SUBD.
SURVEY, NOV. 22, 1989 – JAN. 16, 1990 & WAS APPROVED ON JAN.
30,1990.

WHEREAS, the VENDEES offered to buy the Property and the VENDORS
agreed to sell the property to the VENDEES.

NOW THEREFORE, AND IN CONSIDERATION of the sum of SIX HUNDRED


THOUSAND (Php 600,000.00) Philippine Currency, receipt of which in full is
hereby acknowledged by the VENDORS from the VENDEES, the VENDORS hereby
SELLS, TRANSFERS, and CONVEYS by way of Absolute Sale unto the said VENDEE,
an area of 99 square meters more or less their heirs, successors-in-interest and
assigns, the property hereinabove described, free and clear of all liens, and
encumbrances.

The VENDORS hereby warrants that they had the absolute right to sell the
Property, binding themselves to defend this instrument against all and all claims of
whatsoever nature, by third persons.

The parties hereby agree that the capital gains tax, documentary stamp tax,
transfer tax registration fee and other incidental expenses in relation to the transfer
of the Property shall be for the account of the VENDEES.

IN WITNESS WHEREOF, the parties have hereunto set their hands this 17 th of
May 2024 at Bulacan Philippines.
