Contract of Lease
This CONTRACT OF LEASE made and entered into this _____ day of 2024 in __________,
Metro Manila Philippines, by and between:
MR. PACIFICO SO, of legal age, Filipino, married with postal address at No. 20,
11th Street, New Manila, Quezon City, Metro Manila, hereinafter referred to as the
LESSOR;
AND
WITNESSETH:
WHEREAS, the LESSOR is the owner of the commercial condominium unit located at
Unit 1702 with parking slot at the 2nd floor (2P-14) of the Annapolis Wilshire Plaza, No. 11,
Annapolis Street, Greenhills, San Juan City, Metro Manila, hereinafter referred to as the
“LEASED PREMISES”.
WHEREAS, the LESSEE desires to lease the leased premise and the LESSOR is willing
to lease the same unto the LESSEE subject to the terms and conditions hereinafter specified.
NOW THEREFORE, for and in considerations of the foregoing and the mutual covenants
herein contained the LESSOR has let and by these presents does hereby let and lease unto the
LESSEE the leased premises and the LESSEE, hereby accepts the same by way of lease subject
the terms and conditions which follows:
1. PERIOD -- the lease shall be for a period of one (1) year, commencing from January 1, 2024
to December 31, 2024
2. RENTALS AND DEPOSITS
a. Both parties agreed that the monthly rental fee shall be THIRTY FIVE THOUSAND ( P
35,000 ) PESOS broken down as follows:
1. Monthly condominium dues P 6,500.00
2. Parking fee 3,000.00
3. Miscellaneous fee 2,500.00
4. Unit Rental fee 23,000.00
b. The rental deposit is the amount of SIXTY THOUSAND PESOS (P 60,000.00) which
amount was paid by the LESSEE to the LESSOR on the previous LEASE CONTRACT
YEAR 2005 TO 2007 can be applied as payment for unpaid bills for water, electricity,
telephone, association dues or damages to the premises which damages shall exclude
those natural wear and tear at the termination of the lease contract. The balance of any
shall be refunded to the LESSEE within sixty (60) days from the return of the leased
premises to the LESSOR.
c. PAYMENT – upon execution of this Leased Contract the LESSEE shall issue twelve
checks in the amount of P 35,000.00. For each check to be dated every 1 st day of each
month starting January 1, 2024 to December 31, 2024 payable to the name of the
LESSOR.
d. LATE PAYMENT PENALTY – In the event that the LESSEE shall be in default of
payment of any agreed monthly rentals for any reason whatsoever on due date. The
LESSOR shall have the right to have the premises padlocked and demand whatsoever
due, such as but not limited to the rentals, penalties, interests and damages. For this
purpose, LESSEE hereby gives his consent in advance to said rights of the LESSOR and
waived all claim that might have arose there from, provided, finally, that the LESSOR
shall have the right to cancel and terminate the lease and forfeit all deposits made in favor
of the LESSOR.
4. COMMERCIAL PURPOSE – The leased premises shall be used for office purposes only and
for no other purpose. At any instance, the LESSEE shall not use the premises for gambling
including mahjong or other illegal activities which are against the condominium rules and
regulations or which are penalized under the governments’ existing laws and ordinances.
IN WITNESS WHEREOF, the parties agree hereto have signed these presents the date at the
place first above mentioned or written.

ACKNOWLEDGEMENT
Known to me and to me known to be the same persons who executed the foregoing Contract and
acknowledge to me that the same is their free and voluntary act and deed which they represent
for uses and purposes therein set forth.
I further certify said Contract consist of three (3) pages including this one signed by the above
named parties and his witness.
