DEED OF SALE OF REGISTERED LAND

KNOW ALL MEN BY THESE PRESENTS:

This agreement made an entered into by and between JUDE MARTIN C. CAPALAR, of legal
age Filipino, single, and a resident of Naval City, Biliran, hereinafter referred to as the VENDOR;

-and-

FLORENCE B. RECAMADAS, of legal age, single, Filipino, and a resident of Naval City,
Biliran herein referred to as the VENDEE;

-WITNESSETH

That the VENDOR is the owner of a parcel of land situated in Padre Inocentes Garcia Naval
City, Biliran, with an area of Twenty-Five thousand square meters (25,000 sq.m) more or less, and
covered by Original Certificate of Title No. AT-64288 and more particularly described as follows:

Lot 622-B Psd-12-065459 (AR)

A parcel of land (Lot 622-B Psd-12-065459 (AR), being a portion of Lot 622,
Pls-712 Padre Inocentes Land Subdivision, situated in Barangay of Padre Inocentes
Garcia, City of Naval, Province of Biliran, Island on Visayas. Bounded on the NE., along
lines 3-2-2 by lot 311, Pls-712; on the SE., along line of 5-6 by Lot 312, Pls-712, and
along line 6-7 by Lot 622-D, Psd-12-065459 (AR) and on the SW., along line 6-7 by Lot
622-C, Psd-12-065459 (AR); and on the NW., along line 7-1 by Lot 622-A, Psd-12-
065459 (AR).

WHEREAS, the subject property is now under territorial jurisdiction of Barangay

Santissimo Rosario, Naval City;

WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to
sell the above-described property for the price and under the terms and conditions set
forth herein below;

NOW, THEREFORE, for and in consideration of the premises, and more

specifically of the some of TWO MILLION EIGHT HUNDRED THOUSAND PESOS
(Php 2,800,000.00) Philippine currency, in hand paid by the herein VENDEE, receipt of
which is hereby acknowledge by the VENDOR and to his full satisfaction, the VENDOR
do hereby sell, transfer and convey, in a manner absolute and irrevocable, in favor of
the VENDEE, his heirs and assigns the parcel of the land above described, together
with all the improvements existing thereon;

That the VENDOR is the registered owner of the property described herein in
accordance with the Land Registration Act, being evidenced by the Original Certificate
of Title No. AT-64288, issued by the Registered of Deeds of Naval City, Province of
Biliran, Philippines;
That it is hereby mutually agreed that the VENDEE shall bear all the expenses
for the execution and registration of this deed of sale.

IN WITNESS WHEREOF, the parties hereby affixed their signatures this 15 th day
of May 2024, at Naval City, Biliran Province, Philippines.
