LEASE AGREEMENT

This Lease Agreement (Hereinafter referred to as "Agreement") is made and entered into on
this 2nd day of December, 2023, by and between:

Mr. Charan Lal Bishnoi, a resident of B-50, Block A, Gurugram, Haryana, India (Hereinafter
referred to as "Landlord"),

AND

Ms. Veda Patwari, a resident of D-8, City Centre Square, Indore, Madhya Pradesh, India
(Hereinafter referred to as "Tenant").

Recitals

A. Landlord is the owner of the house located at C-410, Block A, Gurugram, Haryana, India
(Hereinafter referred to as "Premises"). B. Tenant desires to lease the Premises from Landlord
for a period of 12 months. C. Landlord and Tenant have agreed to enter into a lease agreement
on the terms and conditions set forth herein.

Agreement

In consideration of the mutual covenants contained herein, the parties agree as follows:

Lease Agreement: Landlord agrees to lease and Tenant agrees to lease the Premises for a period
of 12 months commencing on 1st January, 2024, and ending on 31st December, 2024.

Monthly Rent: The monthly rent for the Premises shall be Rs. 20,000/- (Twenty Thousand
Rupees only) payable in advance on the 1st day of each month.

Security Deposit: Tenant shall pay a security deposit of Rs. 50,000/- (Fifty Thousand Rupees
only) to Landlord at the time of execution of this Agreement. The security deposit shall be
refunded to Tenant without any interest within 30 days of the termination of this Agreement,
subject to any deductions for damages to the Premises or unpaid rent.

Use of Premises: Tenant shall use the Premises for residential purposes only and shall not use
the Premises for any illegal or commercial activity.

Maintenance of Premises: Tenant shall be responsible for the maintenance of the Premises and
shall keep the Premises clean and tidy. Landlord shall be responsible for major repairs and
renovations.

Utilities: Tenant shall be responsible for payment of all utility charges, including electricity,
water, and gas.

7.

Right of Entry: Landlord shall have the right to enter the Premises upon reasonable notice to
Tenant for the purpose of inspection or repairs.

8.

Subletting: Tenant shall not sublet the Premises without the prior written consent of Landlord.

9.

Termination: This Agreement may be terminated by either party upon giving 3 months' written
notice to the other party.

10.

Default: If Tenant fails to pay rent or otherwise breaches any of the terms of this Agreement,
Landlord may terminate this Agreement and may recover possession of the Premises.

11.

Applicable Law: This Agreement shall be governed by and construed in accordance with the
laws of India.

Dispute Resolution: Any dispute arising out of or in connection with this Agreement shall be
resolved amicably through negotiations between the parties. If the parties are unable to resolve
the dispute amicably, the dispute shall be referred to arbitration in accordance with the Indian
Arbitration and Conciliation Act, 1996.

Entire Agreement: This Agreement constitutes the entire agreement between the parties with
respect to the lease of the Premises and supersedes all prior or contemporaneous
communications, representations, or agreements, whether oral or written.

Severability: If any provision of this Agreement is held to be invalid or unenforceable, such
provision shall be struck from this Agreement and the remaining provisions shall remain in full
force and effect.

Notices: All notices and other communications hereunder shall be in writing and shall be
deemed to have been duly given when delivered in person, upon the first business day
following deposit in the mail, postage prepaid, certified or registered, return receipt requested,
addressed as follows:

If to Landlord:

Mr. Charan Lal Bishnoi B-50, Block A Gurugram, Haryana India

If to Tenant:

Ms. Veda Patwari D-8, City Centre Square Indore, Madhya Pradesh India

or to such other address as either party may designate in writing from time to time.

IN WITNESS WHEREOF, the parties have executed this Agreement as of the date first written
above.
