Based on the Documents provided for our perusal, the property admeasuring 300 Sq Yds, in
Plot No 216, in Sy No 10,11,12 situated at Gachi Bowli, Kondapur Gram Panchayat, Ranga
Reddy District were owned by Darshan Singh S/o Asha Singh, vide Sale Deed dated
06/11/1982, 8022/1982, registered at SRO Ranga Reddy

Thereafter, the said Darshan Singh S/o Asha Singh sold the above property to Peddala
Ravinder S/o Pochaiah, vide Sale Deed dated 19-02-2013, bearing Document No 2419/2013,
registered at SRO Medchal.

Initially, the said property admeasuring 333 Sq Yds, in Plot No 217, in Sy No 10,11,12 situated
at Gachi Bowli, Kondapur Gram Panchayat, Ranga Reddy District were owned by Ketineni
Rama Rao S/o Narayana Murhty vide Sale Deed dated 18/04/1981, bearing Document No
2098/1981, registered at SRO Ranga Reddy.

Initially, the said property admeasuring 333 Sq Yds, in Plot No 218, in Sy No 10,11,12 situated
at Gachi Bowli, Kondapur Gram Panchayat, Ranga Reddy District were owned by Mokkarla
Madhava Rao S/o Tataiah, vide Sale Deed dated 24/04/1989, bearing Document No
4964/1989, registered at SRO Ranga Reddy, executed by T.S. Lakshmi W/o T.S. Prabhakara
Rao.

Initially, the property admeasuring 300 Sq Yds, in Plot No 219, in Sy No 10,11,12 situated at
Gachi Bowli, Kondapur Gram Panchayat, Ranga Reddy District was owned by M. Shobha
Rani W/o M. Ashok Kumar vide Slae Deed dated 08/06/2005, bearing Document No
7944/2005, registered at SRO Ranga Reddy, executed by Y. Raghu Ram S/o Late Y.
Balakrishna Murthy

Thereafter, the said M. Shobha Rani W/o M. Ashok Kumar executed an Agreement of Sale
cum GPA dated 16-06-2007, bearing Document No 8244/2007, registered at SRO Ranga
Reddy, in favor of Ch. Sumarani D/o C. Prasad Rao.

Thereafter, the said M. Shobha Rani W/o M. Ashok Kumar represented by Ch. Sumarani D/o
C. Prasad Rao sold the above property to Nadendla Sumarani W/o Nadendla Sasidhar vide
Sale Deed dated 02-01-2013, bearing Document No 16/2013.

Thereafter, the said Peddala Ravinder S/o Pochaiah, Ketineni Rama Rao S/o Narayana
Murhty, Mokkarla Madhava Rao S/o Tataiah, Nadendla Sumarani W/o Nadendla Sasidhar
entered into a Joint Development cum General Power of Attorney Deed dated 24-08-2017,
bearing Document No 9533/2017, registered at SRO Ranga Reddy, with NJR Constructions
Pvt Ltd rep by Nerella Janardhana Rao for Construction of a Residential Building on Plot No
216, 217, 218, 219, in Kancha Gachibowli Village, Serilingampally Mandal and Ranga Reddy
District.

Thereafter, the said NJR Constructions Pvt Ltd rep by Nerella Janardhana Rao obtained a
Building Permit Order dated 10/04/2018, issued by GHMC for construction of Residential
building on Plot No 216, 217, 218, 219, in Kancha Gachibowli Village, Serilingampally Mandal
and Ranga Reddy District.

Thereafter, the said Peddala Ravinder S/o Pochaiah, Ketineni Rama Rao S/o Narayana
Murhty, Mokkarla Madhava Rao S/o Tataiah, Nadendla Sumarani W/o Nadendla Sasidhar
executed a Supplementary Deed dated 09-08-2019, bearing Document No 13993/2019,
registered at SRO Ranga Reddy and the said property bearing Flat No 501, in NJR Residency,
on 5th Floor, on Plot No 216, admeasuring undivided share of 70.66 Sq Yds (Out of 1266 Sq
Yds), with Built up area of 1586 Sft, situated at Kancha Gachibowli Village, Serilingampally
Mandal, under GHMC Serilingampally-Circle, Rangareddy District, Telangana State was
allotted to the share of Ketineni Rama Rao S/o Narayana Murhty.

Thereafter, the GHMC has issued a Occupancy Certificate dated 05/11/2021, for the above
Residential Building.

Thereafter, the said Ketineni Rama Rao S/o Narayana Murthy sold the said property bearing
Flat No 501, in NJR Residency, on 5th Floor, on Plot No 216, admeasuring undivided share of
70.66 Sq Yds (Out of 1266 Sq Yds), with Built up area of 1586 Sft, situated at Kancha

As per TEAL Search Report, there are Mortgage Deeds dated 31-12-2022, bearing Document
No 21821/2022, registered at SRO Ranga Reddy, executed by Challa Vijaya Rami Reddy,
Challa Jyotsna Devi in favor of Bank of India.

Based on the documents produced for perusal, it appears Challa Vijaya Rami Reddy S/o Late
Koti Reddy Challa and Challa Jyotsna Devi W/o Challa Vijaya Rami Reddy have derived a
valid and clear title to the above property.
