Deed of Lease Agreement for Agricultural Land

Land Tenant / 2nd Party.

I, 1st Party am the owner of 615 Decimal land situated within Mouza: Sotu Moheshkhali, Dag No:
4035/1, Khatian No: (RS – 569/5 MRR – 582), Maheshkhali, Cox’s Bazar. I, 1st party proposed to
give rent then the 2nd party tenant saw the said Agricultural land on spot and realized the real
position discloses his wishes, thereafter between two parties depend on the following terms and
conditions among landowner & tenant, the agreement deed is completed.
Terms & Conditions

1. The monthly rent of this Agricultural land is valid from 01-09-2019 to 31-08-2029, It
will be valid for 10 years. But by during the period of agreement in necessary of own
1st party/land owner of the agricultural land or other in any reason before 01 months to
tenant depend on the notice may take over the agricultural land and 2nd party will bound
to leave the Agricultural land. At this any excuse objection will not remain; though
have that will not be acceptable by law. Like this, 2nd party also in necessary of own
before 06 months with issue the notice rent agreement of the agricultural land could be
cancelled.

2. After 10 years through the discussion term of rent will have an opportunity for
extension. But if 1st party not discloses his eagerness, any kind of term extension will
have not opportunity.

3. Total annual rent has been fixed for the said agricultural land is at. BDT 1,440,000
(Fourteen lac forty thousand BDT only), which every month rent is BDT 120,000 (One
lac twenty thousand BDT only). The 2nd party will pay the monthly rent within the date
of 07th day of each month.

4. As Security money 2,000,000/- BDT (Twenty lacs BDT only) will have to deposit to
1st party and when the 02nd party leaves the said agricultural land then the 1st party will
return the said advance money.

5. The 02nd party cannot be changed of any portion to hurt, to enlarge.

6. The above following terms and conditions if 02nd party will make exception of any he
will lose the right as agricultural land.

7. Mentioned 07 points both parties with agreed in full consciously, without provocation
by other signed and must bound to abide the terms and conditions.
