DIVISION 1 - GENERAL REQUIREMENT
I. SPECIFICATION

This set of Specifications shall administer the methods of construction as well as the kinds
of materials to be used for the proposed building shown in the plans and detailed drawings.

The plans, detailed drawings, and specifications shall be complementing each other so
that what is shown in one, although not shown in the other, shall be considered as appearing in
both. In case of conflict between the two, the same should be referred to the designer for
resolution.

II. GENERAL CONDITIONS

Under this section, this paper shall be known as the standard specifications for and shall
be the basis of interpretation of the plan for the Proposed TWO-STOREY RESIDENTIAL
BUILDING. These specifications shall be part and parcel of the attached plans hereto and shall
govern the said plans in case of conflict.

All parts of the construction shall be finished with first class workmanship to the fullest
extent of the meaning of plans and these Specifications, and to the entire satisfaction of the Owner.

The construction shall conform to all the requirements of the National Building Code, as
well as the local rules and regulations of the City of Dasmarinas, Cavite, Philippines.

The contractor shall be responsible for securing all necessary permits related to the
project, which shall include but not be limited to building permits, occupancy permits, etc.,
Contractor’s All Risk Insurance (CARI), and other insurances required by the Local Government
Unit (LGU), among others, including payment of assessed fees as may be required by the LGU
and/or Regulating Agencies before the implementation of the project. All related documents shall
be submitted to the PPP Center. Stated below are the scope of work related to the Contractor.

III. SCOPE OF WORK:

A. The contractor shall conduct thorough inspection of the existing job site conditions.

B. The scope of work shall include all additions necessary in order to implement the whole set
of approved Plans, Working Drawings and Specifications.

C. The Contractor shall secure and do all the legwork necessary for all pertinent permits
needed for the procuring Entity to occupy and use the building.

D. The Contractor shall construct All Architectural, Structural, Electrical, Sanitary / Plumbing,
Mechanical / Fire Protection works in accordance with the Plans and Specifications. All
items shown on the Plans but not mentioned in the Specifications shall be included.
Discrepancies shall be verified with the Procuring Entity.
E. The Contractor shall have a licensed surveyor to locate benchmarks. Shop drawings of
stake-out plan and actual reference marks shall be verified and approved by the Procuring
Entity prior to any permanent construction. He shall refer to the General Nature and Scope
of Work and other Bid Documents for more extensive description of the work.

F. The Contractor shall submit details and shop drawings, templates, and schedules required
for the coordination of the work of the various trades. Drawings should include information
on all working dimensions, arrangement, and sectional views, connections, and materials.

G. Final Cleaning As Pre-requisite to Final Acceptance: Final cleaning of the work by a


reputable General Contractor prior to the Procuring Entity’s acceptance. Final Cleaning
shall be applied on each surface or unit of work and shall be of the condition expected for
a first-class building cleaning and maintenance program.

H. The Contractor shall be responsible for the safety and safe working practices of its
respective employees, servants and agents.

I. The Procuring Entity may at any time without invalidating the Contract make changes by
altering, adding to or deducting from the work as covered by the drawings, specifications,
and general scope in written instructions. Provisions under General Conditions of the
contract cover such circumstances.

All works shall be carried simultaneously with site work, concrete, masonry, metals, wood
or plastic, doors, finishes, electrical, plumbing, sanitary, and other services. Materials not
conforming to Specifications shall be rejected.

DIVISION 2 - SITE CONSTRUCTION


I. CLEARING, GRADING AND FILLING THE SITE

1. General Conditions

The contractor shall make all necessary excavation for the foundation to grade indicated in
the drawings without extra compensation. The ground floor shall be 0.30 meters above the grade
line.

Excavation for footings shall be done strictly in accordance with the given sizes and depths
as shown in the drawings.

The building site shall be leveled according to the plans and cleared of rubbish, roots and
other perishable and objectionable matters to a suitable subgrade.
All such unsuitable materials shall be removed from the building site and spread uniformly
over the areas adjacent to the proposed building, or otherwise disposed of as may be directed by
the Engineer in charge of the construction.

II. STAKING OUT THE BUILDING LINES

The building lines shall be staked out and all lines and grades shown in the drawing
established before any execution is started. Batter boards and reference marks shall be erected at
such places where they will not disturb the excavation of the building.

III. EXCAVATION AND LEVELLING

All excavations shall be made to grade indicated in the drawings. Excavations for footings
and foundations carried below required depths shall be filled with concrete and bottom of such
shall be leveled. Where excavation for footings rests on fill, excavation shall be carried deeper until
the desired stratum is reached for safe bearing capacity of soil.

Whenever water is encountered in the excavation process, it shall be removed by bailing


or pumping, care being taken that the surrounding soil particles are not disturbed or removed.

IV. SOIL POISONING

Soil Poisoning is the process wherein the soil is treated with chemical solutions to control
and prevent the entry of termite into the structure. After excavation, soil treatment must be done.

Water based emulsion. DURSBAN (1% concentration) or ALDRIN (0.5% concentration) ;


with guarantee that the building will be free from subterranean termite attacks for a period of three
(3) years from acceptance.

V. FILLING MATERIALS

VI. FILLING AND BACKFILLING

After concrete for foundations is hard enough to withstand pressure resulting from fills, the
materials removed from excavations shall be used for backfill around them.

Backfill and fills shall be placed in layers not exceeding 150mm (6”) in thickness, and each
layer shall be thoroughly compacted by wetting, tamping and rolling. The top two inches (2”) of
backfill shall consist of sand under gravel and other approved materials thoroughly compacted by
wetting and compacting. Backfill may only be done after forms have been removed from footings,
piers, foundation walls and when concrete is hard enough to resist pressure resulting from filling.

VII. STORM DRAINAGE AND SEWERAGE SYSTEM


This item is the complete installation of the storm drainage system inclusive of all pipings,
gutters, canals, catch basin, handholes, manholes and other appurtenant structures, as well as the
sewerage system inclusive of all sanitary sewer pipings and septic vault from the building to the
point of discharge. Install all pipes, sewer connections and clean out.

All downspouts from the roof gutters shall end in a concrete catch basin to be concreted
together with concrete or PVC drainage pipes leading to the street gutter fronting the residential
building.

DIVISION 3 - CONCRETE
I. CONCRETE WORKS

All concrete shall be mixed thoroughly until there is uniform distribution of the cement and
aggregates, and should be deposited as nearly as practicable in its final position, care being taken
to avoid segregation of the aggregates.

Water to be used for mixing concrete shall be clean and free from injurious amounts of oil,
acids, alkalis, salt and other organic materials.

II. PROPORTIONING OF CONCRETE

All concrete works shall be done in accordance with the standard specifications for plain
and reinforced concrete as adopted by the Government. Cement, to be used shall be (Specify
Portland cement, or any other equivalent brands Pozzolan cement more readily available in the
locality. Alternative cements so selected must meet the requirements of Portland and Pozzolan
cements, and approved by the Engineer in charge of construction.

The following proportions of concrete mixtures shall be used for the various parts of the
building:

Columns and footings - Class A (1:2:4)


Conc. Holl. Blk. Footings - Class B (1:2-1/2:5)
Reinf. Conc. Beams and Slabs - Class A (1:2:4)
Concrete slab foot on fill - Class C (1:3:6)
Septic Vault cover - Class A (1:2:4)

Class A concrete shall be a mixture of 1 part cement, 2 parts fine aggregate and 4 parts
coarse aggregate by volume, plus enough clean water to make the mixture into a pliable paste.

Class B concrete shall be a mixture of 1 part cement, 2-1/2 parts fine aggregate and 5
parts of coarse aggregate by volume, plus enough clean water to make the mixture into a pliable
paste.
Class C concrete shall be a mixture of 1 part of cement, 3 parts fine aggregate and 6 parts
coarse aggregate by volume, plus enough clean water to make the mixture into pliable paste.

The coarse aggregate for concrete shall consist of crushed rock of durable and strong
qualities, or clean and hard gravel. Size of the coarse aggregate to be used shall vary from 20mm
to 40mm (3/4” to 1-1/2”).

III. MATERIALS

1. Island cement shall conform to ASTM standards. Use only one brand for the whole
structural and masonry works.

2. Fine aggregates for concrete, mortar, grout, or plaster: stone screenings or other materials
with similar characteristics: clean, hard, strong, durable, free from dusts, lumps, soft or
flaky particles, shale, alkali, loam or clay.

3. Coarse aggregates: Gravel; Well-drained, clean, hard particles of gravel or crushed rocks,
25mm (1”) dia. Maximum for slab. Clean, washed sand from Porac Plaridel or approved
equal.

4. Steel reinforcements: As manufactured by National Steel Corporation or approved equal.


Structural Grade Steel: with minimum Fy= 227.37 MPa. (3300 Psi), intermediate Grade
Steel: with minimum Fy= 275.8 MPa (4000 psi)

5. Tie worse: Ga 16 galvanized iron (G.I.) at joints or laps of placed reinforcements as


indicated in the plans. Refer to structural plans and general construction notes to conform
the above values. Use steel conforming to ASTM standards, deformed, for concrete and
masonry requirements.

6. Water: Fit for drinking, free from injurious amounts of oil, acids, alkali, organic materials
and other deleterious substances.

IV. FORMWORKS

Construct all formwork complete with centering coarse molds conform to shape, form line
grade, maintain rigid to prevent deformation under I load. Provide necessary camber.

Remove forms according to the following schedule:

Footings - 2 days
Column - 4 days
Beams & Girders -- allow one day per ft. with a minimum of 7 days.

V. FORMS AND SCAFFOLDING


1. It is expected that all forms for concrete works shall be appropriately braced or connected
together to sustain the correct position and shapes of the concrete members. Forms shall
be tightly constructed to prevent seepage of water and bulging.

2. Until the concrete has attained sufficient strength, forms shall not be removed to ensure
that it is able to hold its own weight and any loads placed on it.

3. Scaffoldings should also be appropriately braced to prevent accidents. Lumber or steel


may be used as scaffolding material.

VI. CONCRETE WALLS

1. All walls to be reinforced according to the schedule of wall reinforcement unless otherwise
indicated.

2. Reinforced bars to be 0.03 meters clear from the face of the wall except in 0.10 meters
wall where it will be at the center.

3. Carry the vertical bars 0.60 meters above the floor level to provide the splicing within the
necessary; elsewhere stop at 0.05 meter below the top of the slab or solid band.

4. Horizontal and vertical bars, if necessary, shall be applied by lapping a distance equal to
40 diameters. Wire securely with #16 F.1 wire provided the splicing in the adjacent bars
are staggered at least 1.50 meters on center.

5. All walls spanning, openings and wall acting as beams to have vertical reinforcement bent
U-form like stirrings and spaced according to the schedule of wall reinforcement, unless
otherwise stated.

6. In wall reinforcement, alternate intersection of vertical and horizontal bare shall be


connected with #16 C.I. wire to the opposite intersection to give the required distance in
accordance with the notes on concrete walls.

VII. SLABS

1. All slabs are not less than 0.10m in thickness.


2. All slab reinforcement to be 0.02 meters clear from the bottom and 0.15 meters clear from
the top of the slab.
3. Bend bars at 30 degree angle.
4. Use #3 dia. temperature bar.
5. Spaced 12” o.c. both ways.

VIII. CEMENT FINISHES

All concrete works shall be done in accordance with the standard specifications for plain
and reinforced concrete. Cement to be used shall be Portland Cement, or other equivalent brands
more readily available in the locality. Alternative cement so selected must meet the requirement of
Portland and Pozzolan cements, and approved by the Engineer-in-Charge of the construction.

1. Portland Cement:

Storing: Cement shall be stored immediately upon receipt at the site of work at site of work.
Cement in bags shall be stored in a suitable weatherproof structure, which shall be as airtight as
practicable. Floors shall be elevated above the ground, a distance sufficient to prevent the
absorption of moisture. Bags shall be stacked close together to reduce circulation of air but shall
not be stacked against outside walls.

Cement: HOLCIM, APO, or imported cement conforming to standards specifications for Portland
Cement (ASTM designation C150 latest version)

2. Reinforcing Steel Bars:

Storing: Reinforcement shall be stored in a manner that will avoid excessive rusting or coating with
grease, oil, dirt, and other objectionable materials. Storage shall be in separate piles or racks to
avoid confusion and losses of identification after bundles are broken.

Steel: Fy: 33 000 psi (up to 12 mm diameter)


Fy: 40 000 psi (20 mm diameter and bigger sizes)

3. Concrete Aggregate:

Storing: Aggregates shall be stored on areas covered with tightly laid wood planks, sheet metal or
other hard and clean surface, and in manner that will preclude the inclusion of foreign materials.
Aggregates of different sizes shall be stored in separate piles.

Aggregate: Wet graded lean particles of gravel or crushed rock conforming to the Standard
Specifications of Concrete Aggregates (ASTM designation C-33 latest version).

4. Sand:

White sand conforming to ASTM C-35-67.

DIVISION 4 - MASONRY
I. MASONRY WORKS

1. For all exterior walls use 150mm (6”) Concrete Hollow Blocks (CHB) locally manufactured.
All 150mm hollow blocks shall be reinforced with 10mm diameter vertical bars at every
0.60m and 10mm diameter horizontal bars 0.60m. All 100mm (4”) hollow blocks shall be
reinforced with 10mm diameter vertical bars at every 0.60m and 10mm diameter horizontal
bars at every 0.60m.

2. All cells and joints for reinforcement shall be filled with mortar. All cells and joints under the
ground shall be filled.

3. Tie beam shall be provided all around exterior walls.

4. For mortar and plastering, the proportion 1:3 shall be used for cement and sand mixture.

5. All hollow blocks shall be laid plumb and true to line on a 3/8” cement mortar bed 1:2 mix.

6. Plaster finish shall consist of one part cement and two part fine sand.

II. CONCRETE HOLLOW BLOCKS

Concrete hollow blocks indicated in the drawings shall be jackbilt or equivalent. The
normal thickness of the blocks shall be 6” and 4” required.

Concrete blocks shall be wetted thoroughly with water prior to laying. Blocks shall be laid
in running hand with vertical faces truly vertical with clean out joints.

Partitions shall be reinforced with 3/8” dia. horizontal @ 24 o.c. and 1/2” dia. vertical @ 12
o.c. The cell containing the vertical reinforcement shall be fillled with cement mortar of 1:3 mixture.

DIVISION 5 - METALS
Steel is considered as an excellent partner of concrete in resisting tension and compression. The
design of reinforced concrete assumes that concrete and steel act together in carrying load in the state of
simultaneous deformation.

All reinforcing steel bars shall be accurately bent and formed to the dimension indicated in the
Drawings. The binding wire used to bind reinforcements shall be annealed galvanized binding wire of
Gauge #16.

5.1 Structural Roof Framing:


Steel trusses, refer to drawings for sizes and joints.

5.2 Structural Columns and Beams:


Reinforced concrete beams refer to drawings for size and joints.

5.3 Purlins:
Purlins refer to drawings for sizes and anchorage.
5.4 Architectural Metals:
For doors and window grills, use a 12 mm sq. bar.

DIVISION 6 - WOODS AND PLASTICS


All materials shall be protected from dampness or bad weather conditions during and after delivery
at the site. Materials shall be delivered in advance of actual use of an inadequate quantity to preclude the
delay in the work. It shall be piled in an orderly stack at least 150mm above the ground and at a sheltered
place where it will be of at least not an obstruction to the work.

Prior to enclosure of ceiling, all dimensions, alignment of nailers / metal frames, material
specifications, complete installation of sanitary / plumbing are properly anchored to the carrying metal
channel / wood runner are complied.

The ceiling board to be used must be free of damages and to be fixed to the framing in perfect line
and level.

I. CARPENTRY

1. LUMBER

Mahogany, Gemelina and other good lumber: Kiln-dried, sound and thoroughly seasoned,
warp free, smooth and level on one side or wherever in contact with paneling. Used one color of
shade for assemble framing, which are exposed frameworks and other or finishing carpentry
works.

2. PLYWOOD

Shall be of local manufactures and hot pressed 6mm (1/4“) thick marine plywood for forms
and ordinary plywood for interior ceiling board, miscellaneous backing, patching and dividing
components of wood closets and cabinets which are concealed or intended to be painted.

3. HARDWARE AND FASTENERS

3.1. Install all hardware in a neat workmanship manner. Follow manufacturers’


template instructions.
3.2. Adjust and check all hardware hinges, locks, catches, belts, closer and other
hardware to work properly.
3.3. Provide stikwell or weld wood glue or other approved water-resistant glue for door
jambs and hollow core doors.
3.4. Fastening shall be common and finishing nails. Flat head wood screws or bolts
where specially called for.
II. INTERIOR CEILING

4mm thick Cement Ficemboard, Hardilite or equal on metal framing for all toilets.

1. Eaves / Exterior Ceiling

Cement Ficemboard by Hardiflex or equal on metal framing.

2. Wood Preservatives

Use clear SOLIGNUM chemical treatment or equal.

3. Finish Carpentry

Interior trims to be of local stock wood equivalent in color, grain, and quality of
maple select.

DIVISION 7 - THERMAL AND MOISTURE PROTECTION


I. SCOPE OF WORK

The work to be undertaken under this section includes but is not limited to the furnishing of
labor, equipment, and material specification unless otherwise specified by the Architect:

A. WATERPROOFING

1. Sub-floor Vapor Barrier: 6 mL / Polyethylene placed above the gravel bed but
below the rebars. Provide spaces between the polyethylene sheets and the
rebars.

I. Accessories:

1. Joint Sealing Tape; air resistant pressure sensitive adhesive tape,


type recommended by vapor barrier manufacturer, 50 mm wide
for lap joints and perimeter seals, 25 mm wide elsewhere.
2. Sealant - compatible with vapor retarder, recommended by vapor
retarder manufacturer, to Section 07 92 00 - Joint Sealants.
3. Staples: minimum 6 mm leg.
4. Moulded box vapor barrier - factory-molded polyethylene box for
use with recessed electric switch and outlet device boxes.
2. Toilets: Cemvathene 3, pre-formed single 1.5 mm thick elastic self-sealing
bituminous membrane bonded to 0.15 mm thick polyethylene sheet.

B. ROOF SPECIFICATION

DIVISION 8 - DOORS AND WINDOWS


All materials shall conform to the best commercial standard. Doors shall have wood
preservative treatment, insect-treated and kiln-dried.

I. DOORS

Doors shall be in size and type indicated in the schedule as per specified herein. Doors
shall be of the quality of workmanship acceptable by the owner and the Architect.

1. Entrance and Exit Doors: Solid Tanguile Swing Door with Transom Window

2. Toilet Doors/Laundry Cabinet: Hollow Core flush type doors-indicated in the plans shall be
double faced with 1/4” waterproofed plywood, facing exterior (or wet area) of bldg. And
1/4” ordinary plywood both faced on the interior, all on a kiln-dried lawa-an or gemelina
framing and door jambs.

3. Dining Area: Tempered Glass Aluminum Bi-Fold Door with anthracite gray paint satin finish

4. Bedroom Doors/Maid’s Room/Pantry/Kitchen/Service Area/Carport: Solid Tanguile Wood


Swing doors indicated in the plans and bill of materials shall be done in the accordance
schedule as specified in the approved plan.

II. WINDOWS

All windows shall be on size and type indicated in the plans and schedule and the bill of
materials as specified herein. It shall be able to withstand wind pressure perpendicular to the
outside surface without causing distribution.

DIVISION 9 - FINISHES
I. SCOPE OF WORK

The work to be undertaken under this section includes but not limited to furnishing of labor,
equipment and material specification unless otherwise specified by the Architect:

1. 6mm THK Fiber Cement Board in Semi-gloss Latex Paint by Boysen for all interior
ceilings

B. WALL SPECIFICATIONS

DIVISION 15 - MECHANICAL
I. Plumbing Works:

A. All plumbing works for this project shall be done in accordance with the approved plans
under the direct supervision and control of a Licensed Sanitary Engineer or Master
Plumber.

B. The plumbing installation shall conform with the provisions of the National Plumbing Code
and the rules and regulations enforced on the locality. Install soil, waste, drain and vent
pipes, install water pipes, fittings and connection.

C. Toilet fixtures must be standard type for toilet shall be installed flooring only and shall be of
400 x 400 Mariwasa, Tenzen, or approved equal.

D. All Storm Drainage lines shall have a minimum slope of 1/2%

E. All Sanitary lines shall have a minimum slope of 2%

F. If anything has been omitted in any item for the completion of the plumbing system works
as outlined herein, then such items must be and are hereby included in this section.

DIVISION 16 - ELECTRICAL (refer to ELECTRICAL SPECIFICATIONS)


I. SCOPE OF WORK
A. The work to be undertaken under this section includes but is not limited to
furnishing of labor, materials and equipment necessary to complete the electrical
system of the building.

II. EXECUTION

A. No wire smaller than 3.5 mm shall be used in any portion of the work. Conductors
shall be installed with sufficient tapes and provided on the splices to make proper
and safe connections.

B. All electrical panelboard and circuit breakers shall be Schneider brand, Bolt-on
type.

C. All electrical wires to be used shall be the THHN/THWN wire encased in 20mm
diameter PVC and IMC

D. All works hereunder shall comply with the requirement of the latest edition of the
Philippine Electrical Code and the Rules and Regulations of the Local Power
Company.

E. If anything has been omitted if any item of materials usually furnished which are
necessary for the completion of the lighting system work as outlined herein before,
then such item must be and are hereby included in this section of the work.

The installation specified herein shall comply with the laws and regulations applying to electrical
installation in effect of the latest approved edition of the local utility company concerned. The contractor
shall obtain at his own expense all permits required by the government approving authorities.
