This Licence has been granted under the Haryana Devetopment and
Regutation of Urban Areas Act, 1975 &. the Rute 1976, made there under to North
star
Towers Pvt' Ltd, Shiva Profins Pvt. Ltd and Matrix Buitdwett pvt. Ltd in coltaboration
with North Star Apartments Pvt, Ltd (Now known as SS Group pvt. Ltd), Regd. Officel
Ptot No. 77, SS House, Sector-44, Gurugram-122003 for setting up of Residentiat
Ptotted Colony over an additionaL area measuring 6.8468 acres (ln addjtion
to License
No" 105 of 2013 dated 11.12,2013) in the revenue estate of vittage
Badha, Sector-85,
GMUC,

1. The particutars of the [and, wherein the aforesaid Residentiat ptotted

and duty signed by the
Director Generat, Town & Country ptanning, Haryana.
2. The Licence is granted subject to the fottowing conditions:-
i) That the Residentjal Ptotted Cotony witt be taid out in confirmation to the
approved layout/buitding pl.an and devetopnrent works wil.t
be executed in
accordance to the designs and specifications shown in the
approved ptans.
ii) That the conditions of the agreements already executed are
duty futfitted arrd
the provisions of Haryana Devetopment and Regulation of Urban Areas Act,
1975 and the Rutes 1976 made thereunder are duty comptied
with,
iii ) That you witI pay the lnfrastructure Devetopment charges amounting
to
Rs' 1,52,40,091/- in two equat instaItments, First lnstattment
witt be due wjthjn
60 days of grant of ljcense and second lnstattment within
six months of grant of

iv) That area coming under the sector roads and restricted bett green
/ bett, if

extent permissibte as per poticy towards FAR is being granted, shatt
be
transferred free of cost to the Govt.
v) That you shatl maintain and upkeep of at[ roads, open spaces,
pubtic park and
pubtic heatth services for a period of five years
from the date of issue of the
comptetion certificate unless earlier retieved of this responsibitity
and
thereupon to transfer att such roads, open spaces, pubtic parks
and pubtic
heatth seryices free of cost to the Govt. or the locaI authority,
as the case may
be, in accordance with the provisions of section 3(3)(a)(iii) of
the Haryana
Devetopment and Regutation of Urban Areas Act, ,l975.
vi) That you shat[ construct portion of service road, internal
circutation roads,
forming the part of site area at your own cost and shatl
transfer the tand fatting
within alignment of same free of cost to the Govt. u/s 3(3)(a)(iii)
of the
Haryana Devetopment and Regutation of Urban Areas
Act, 1975.

company woutd be required to furnish an additionat bank guarantee
within 30
days on demand. lt is made ctear that bank guarantee
of lnternal Devetopment
works/EDC has been worked out on the interim rates.
xxiv) That you shatt specify the detait of catcutations per sqm/per
Sqft., which is
being demanded from the ftat/shop owners on account
of IDC/EDC, if being
charged separatety as per rates fixed by Govt.
xxv) That the provisions of the Reat Estate (Regul.ation
and Devetopment) Act, z016
and rutes framed thereunder shatt be fottowed by the
apptica;rt in letter and
spirit.
xxvi) That no pre-taunch/sate of commerciat site witt be undertaken before approvat
of the layout ptan.
xxvii) That the owner/devetoper shatt derive maxjmum net profit
at the rate of 15%
of the tota[ project cost of the devetopment of the above
said Residentiat

statutory taxes. ln case, the net
profit exceeds 15% after comptetion of the project
period, tire surptus amount
shat[ be deposited within two months in the
state Government Treasury by the
owner/Devetoper or they shatt spend this money
on further amenities/facitities
in their cotony for the benefit of the resident therein.
xxviii) That you shatl execute the devetopment works per
as Environmental Ctearance
and compty with the provisions of Environment protection Act, 19g6, Air
(Prevention and control. of Pottution of
Act, 19g1) and water (prevention and
contro[ of Poltution of 1974). ln case of any viotation
of the provisions of said
statutes, you shatl be tiabte for pena[ action by
Haryana state pottution control
Board or any other Authority Administering the
said Acts.
xxix) rhat you shatt abide by with the Act/Rutes and the poticies
notjfied by the
Department for devetopment of commercial cotonies
and other instructions
issued by the Director under section 94 of
the Haryana Devetopment and
Regutations of Urban Areas Act, Haryana Development
and Regutations of Urban

xxx) That the owner/devetoper shatt integrate the bank account in
which 70 percent
attottee receipts are credited under section-4(2)(l)(D)
of the Reat Estate
Regutation and Devetopment Act, 2016 with the
ontine apptication/payment
gateway of the Department, in such
manner, so as to ensure that 10% of the

total receipt from each payment made by an attottee is automaticatty deducted


and gets credited to the EDC head in the State treasury'
xxxj) That such 10% of the total receipt from each payment made by the attottee'
which is received by the Department shal,L get automaticatty credited, orr the
date of receipt in the Government treasury against EDC dues.
xxxii) That such 10% deduction shatt continue to operate tilt the total EDC due:; get

recovered from the owner/devg[oper.
