DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION executed by and between:
SPOUSES CONCEPCION HERRERA and JOEL S. HERRERA, both of legal age,
Filipino citizens, and a resident of Calamba City, hereinafter called the DONORS;
- And -
CHESTER R. HERRERA, of legal age, single, Filipino, resident of Calamba City,
hereinafter called the DONEE;

WITNESSETH:
That the DONORS are the registered owner of a parcel of land covered and embraced by
Transfer Certificate of Title No. T-537505 located at Bo. Real, Calamba City containing an area
of 180 square meters more or less and which is more particularly describe as follows:

TRANSFER CERTIFICATE OF TITLE NO. T-537505

That FOR AND IN CONSIDERATION OF LOVE AND AFFECTION the DONORS

HEREBY voluntarily GIVES, TRANSFER, and CONVEYS by way of DONATION UNTO
THE DONEE, their heirs assign, and successors in interest the above described parcel of land
containing an area of ONE HUNDRED EIGHTY (180) SQUARE METERS more or less, free
from all liens, encumbrances and charges of whatever kind;
That the DONORS affirm that this DONATION is not made with intent to defraud their
creditors and that they have sufficient funds and property reserved for themselves and their
obligations;
That the DONEE hereby accepts and receives this DONATION made in favor of
the former, hereby manifests gratefulness for the generosity and liberality of the
DONOR.
 IN WITNESS WHEREOF, both parties have hereunto affixed their hands this ____ day
