Limited Liability Company "UK VerdeCasa", hereinafter referred to as the "Customer", represented by
the General Director Markova E.N., acting on the basis of the Charter, on the one hand, and the Limited
Liability Company Private Security Organization "Center for Integrated Security", called hereinafter
referred to as the “Executor”, represented by executive director R.P. Gutorov, acting on the basis of the
Charter, power of attorney No. Z/Ts-23 dated September 1, 2023, as well as license No.
L056-00106-77/00658323 issued by the State Administration of the Federal Service troops of the
National Guard of the Russian Federation in Moscow dated June 21, 2023, on the other hand, have
concluded this Agreement on the following.
1.1. The “Contractor” assumes obligations to provide security services to the “Customer”
in accordance with the current legislation of the Russian Federation, namely:
• ensuring intra-facility and access control on the territory of the “Customer”;
• consulting and preparation of recommendations to the “Customer” on issues of
lawful protection from illegal attacks;
• protection of property owned, in possession, in use, economic management,
operational management or trust management of the “Customer” on its
territory.

1.4. Security of the facility is carried out in accordance with the job description (Appendix No. 1).
1.5. The “Customer” pays for the security services provided by the “Contractor” in accordance with this
Agreement in the amount of 565,000 (five hundred sixty-five thousand) rubles 00 kopecks. per month.
This amount of money is not subject to VAT due to the simplified tax system of the “Contractor”. An
invoice and a certificate of work completed for the reporting period are attached.
1.6. Payment by the “Customer” for security services is carried out from the 01st to the 05th day of the following month
after the reporting month to the settlement account of the “Contractor”.
1.7. The cost of services under the Agreement may be changed by agreement of the parties
by drawing up an additional agreement, which is an integral part of the Agreement.
2. General provisions.
2.1. The facility is guarded 24 hours a day. The security system and the location of posts are
developed by the “Contractor” and agreed upon with the “Customer”.
2.2. Acceptance of each object under protection and its removal from protection is carried out on the basis of
instructions agreed upon by the parties on the procedure for protecting the object.
2.3. Acceptance and transfer under protection are recorded by the signatures of representatives of
the “Customer” and “Contractor” in a special journal. Reception and transfer of an object or premises
at the end of the security period is carried out according to a similar scheme in reverse order.
- provide conditions for organizing the work of the Contractor’s employees on the territory of the
protected facility;
- carry out measures: to equip facilities with technical security equipment, create
appropriate conditions to ensure the safety of inventory items and assist the
“Contractor” in the performance of his tasks, as well as to improve the organization of
security of facilities and improve access and intra-facility regimes;
- before putting the facility under guard, check that no unauthorized persons, company
employees, or switched-on electrical appliances or other sources of fire remain in the protected
area during non-working hours;
- ensure the operability of communications and communications equipment installed at the
guarded facility and their accessibility for the Contractor’s employees, turn on the security alarm
at the end of the working day.
- deploy security officers to sites in accordance with the requirements of the “Customer”;
- carry out access control;
- ensure, together with the Customer’s employees, law and order on the Customer’s
territory, compliance with the orders of the Customer’s senior employees;
- control the entry and exit of vehicles;
- ensure the protection of the “Customer’s” inventory items taken under protection from theft,
robberies and robberies, and prevent the penetration of unauthorized persons into protected objects
(the fact of acceptance of property under protection is registered in a special journal);
- together with the “Customer”, carry out measures to introduce technical safety
equipment;
- ensure compliance with established fire safety rules at posts by security officers during
their duty, and if a fire is detected at a guarded facility or a fire alarm is triggered,
immediately notify the fire department and take measures to extinguish the fire;
- if there are signs of unauthorized persons entering the facility, as well as when alarms
go off, immediately call a representative of the “Customer”, report to the territorial
police department and ensure the inviolability of the scene of the incident;
- in the event of a violation of public order on the territory of the “Customer”, by the
forces of the security shift on duty, stop illegal actions and, if necessary, report this fact
to the territorial police department.
3.3. For failure to fulfill or improper fulfillment of obligations under this agreement, the
parties are liable in accordance with the current legislation of the Russian Federation.
3.4. The “Contractor” bears financial responsibility for damage caused as a result of failure
to provide adequate security, as well as robbery or assault.
3.5. Facts of theft, destruction or damage to property are established by the bodies of inquiry,
investigation or the court.
3.6. The “performer” is released from liability in the event that he proves the absence of
his guilt.
3.7. Any changes or additions to this Agreement will be valid only if they are made in
writing and signed by representatives of both parties, including early termination of the
agreement.
3.8. This Agreement is valid for two years from September 1, 2023. until September 01, 2025
3.9. If, upon expiration of this Agreement, neither party declares an intention
to terminate it, the Agreement is considered renewed for an indefinite period
on the same terms.
3.10. The contract may be terminated early by one of the parties with prior
written notice to the party.
3.11. The Agreement is drawn up in two copies, one of which is kept by the
“Contractor”, the other by the “Customer”, and each copy has equal legal force.

1.7. Стоимость услуг по Договору может быть изменена по соглашению сторон, путем
оформления дополнительного соглашения, являющегося неотъемлемой частью Договора.
2. Общие положения.
2.2. Прием под охрану каждого объекта и снятие его с охраны, производится на основании
согласованной сторонами инструкции о порядке охраны объекта.
2.3. Прием-передача под охрану фиксируются подписями представителей «Заказчика» и
«Исполнителя» в специальном журнале. Прием-передача объекта или помещения по
завершении времени охраны осуществляется по аналогичной схеме в обратном порядке.
3. Ответственность сторон.
3.7. Любые изменения или дополнения к настоящему Договору будут иметь силу только в
случае, если они совершены в письменном виде и подписаны представителями обеих сторон, в
том числе досрочное прекращение договора.
3.8. Настоящий Договор действует два года с «01» сентября 2023г. по «01» сентября 2025г.
