LEASE AGREEMENT

1. PARTIES. This Residential Lease Agreement (“Agreement”) made on 05/12/2022 is between:

Landlord Name: Bunnah Resto with a mailing address of: Jl Kaliurang Km14, 55584
Sinbad Shisha (“Landlord”), AND // Tenant Name(s): Sinbad Shisha (“Tenant(s)”).
Landlord and Tenant are each collectively referred to as the "Parties."

2. PROPERTY. The Landlord agrees to lease the described property to the Tenant:

Address: Shisha bar services at Bunnah resto (“Premises”).

3. TERM.

The Agreement shall begin on 15/11/2022 and end on 15/11/2023 (“Term”).

4. RENT.

The Tenant shall pay the Landlord in two terms installments of Rp7,500,000 on sign and the
second payment after 5 months Rp7,500,000.
And month to month to pay Rp1,000,000 as Salary of the making of shisha (waiter).
The Rent fees shall be only for located Shisha bar services.

5. Conditions and other rules.:

All income payments for Sinbad can be funded at the first of next month only exclude PPN.
Any equipment related to Sinbad is owned by them.
