This is an EXTRADUDICIAL SETTLEMENT OF ESTATE OF DECEASED

PERSON AMONG HEIRS WITH ABSOLUTE DEED OF SALE, made and
executed between:

HEIRS OF THE LATE VIVIAN CABARRON, namely:

JESSIESON CAASI TAN-AWON, husband of the late Vivian Cabarron, of

legal age, Filipino, widower, and a resident of Poblacion, Buug, Zamboanga
Sibugay, Philippines.

JEFFREY CABARRON TAN-AWON, of legal age, Filipino, single, and a

resident of Poblacion, Buug, Zamboanga Sibugay, Philippines.

BRIGETTE JESVIEN CABARRON TAN-AWON, of legal age, Filipino,

single, and a resident of Poblacion, Buug, Zamboanga Sibugay, Philippines.

JESSIESON CABARRON TAN-AWON, JR., of legal age, Filipino, single,

and a resident of Poblacion, Buug, Zamboanga Sibugay, Philippines.

LOCAL GOVERNMENT UNIT OF BUUG, ZAMBOANGA SIBUGAY,

represented by HON. DIONESIA B. LAGAS, Municipal Mayor, of legal age,
Filipino, married, and a resident of Dagohoy St., Poblacion, Buug, Zamboanga
Sibugay, Philippines, hereinafter called the VENDEE.

WITNESSETH:

WHEREAS, VIVIAN CABARRON, who died on July 13, 2018 at

Poblacion, Buug, Zamboanga Sibugay, leaving her property and more
particularly described as follows:

“Beginning on a point marked “1” of Lot 53-B, Csd-09-002708 equivalent to Lot

2857, Pls-547 being; N.01-32 E., 10.751.11 N., from B.L.L.M. No. 1, Pls-547 to corner 1,
t h e n c e:

N. 81-25 W., 66-42., to point 2: N. 70-06 W. 11-99 w., to point 3;

N.09-08 W., 138.79 m., to point 4; N.10.01m.,57.27 m., to point 5;

S., along lines 1-2-3 by Lots 49 & 19, Pls-547; on the W., along lines 5-4-3 by Lot
54 & 55, Pls-547; on the NW., along line 5-6 by Lot 53-A, Csd, and on the E.,
along lines 6-7-1 by Lots 8 & 38, Pls-547. Bearings true.

meters; to point 3-4 N.10-01 W, 57.27 meters; to point 4-5 S.71-30E, 183.33 meters; to
point 5-1, S07-37W, 57.27 meters; to point 1 of beginning. Containing an area of TEN
THOUSAND (10,000) SQUARE METERS, more or less.”

WHEREAS, there are no known debts or obligations due against the

estate of said decedent; and

WHEREAS, it is to the best interest of the parties hereto divide and

partition and adjudicate among themselves the entire estate extrajudicially, pro-
indiviso in equal share;

NOW THEREFORE, for and in consideration of the premises, and

invoking the provision of Rule 74, Section 2, of the Rules of Court, the parties
hereto do by these presents agree to divide and partition the entire estate above-
described, adjudicating, as they do hereby adjudicate, the same to and among
themselves in pro-indiviso equal shares.

That for and in consideration of the sum of EIGHT MILLION PESOS

(Php8,000,000.00), Philippine Currency, the receipt is whereof by these presents,
SELL, CEDE, TRANSFER AND CONVEY in a manner absolute and irrevocable
unto the said VENDEE her heirs and assigns a portion of the parcel of land
equivalent to TEN THOUSAND SQUARE METERS (10,000 sq.m.), above-
described together with all the improvements existing thereon free from all liens
and encumbrances.

age, Filipino, married and a resident of Dagohoy St., Poblacion, Buug,
Zamboanga Sibugay as full payment of the portion of a parcel of land with OCT
No. No. T-P-35,845 Lot No. 53-B-1, CSD—09-002708, containing an area of
TEN THOUSAND (10,000) SQUARE METERS, more or less, located at Maganay,
Buug, Zamboanga Sibugay.
