THIS AGREEMENT IS MADE ON THE 01.DAY OF JUNE 2023.

GIVEN BELOW, AT MONTHLY RENTAL OF Rs.8,000/- (Rupees Eight Thousand Only) ON
CERTAIN TERMS &CONDITIONS AS SET FORTH IN BELOW.

AND WHEREAS THE FIRST PARTY HAD ALSO AGREED TO TAKE THE TENANCY OF THE
AFORESAID SHOP PREMISES FULLY DESCRIBED IN THE SCHEDULE GIVEN BELOW FROM THE
FIRST PARTY.

AND WHEREAS IN ORDER TO AVOID DISPUTES, DISSENTIONS, MISUNDERSTANDING,


UNPLEASANTNESS IN THE FUTURE, THE PARTIES HAVE THOUGHT IT PROPER AND
ADVISABLE TO RECORD THE TERMS AND CONDITIONS OF THE AGREMENT IN WRITING
WHICH HAS BEEN ORALLY AGREED IN BETWEEN THE PARTIES.

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS

1. THAT THE SECOND PARTY HAS GIVEN AND THE FIRST PARTY HAS TAKEN THE
TENANCY OF THE AFORESAID DEMISED PREMISES SPECIFICALLY DESCRIBED IN THE
SCHEDULE GIVEN BELOWON THE MONTHLY TENANCY BASIS AT AMONTHLY RENTAL
OF Rs.8,000/- (Rupees Eight Thousand Only).
2. THAT THE TENANCY SHALL BE DEEMED TO HAVE COMMENCED ON AND FROM
01.06.2023.
3. THAT AN AMOUNT OF RS.24,000/- (RUPEES TWENTY FOUR THOUSAND ONLY) PAID
AS ADVANCE BY THE FIRST PARTY TO THE SECOND PARTY WHICH IS KEPT FREE OF
INTEREST AND THE SAID ADVANCE AMOUNT WILL BE DEDUCTED BY THE FIRST
PARTY FROM LAST MONTH'S RENTAL AMOUNT OF THIS AGREEMENT.
4. THAT THE TENANCY GIVEN FOR AFIXED PERIOD OF 36 (THIRTY SIX) MONTHS

5. THAT THE TENANCY MONTH SHALL BEGIN FROM THE FIRST DAY OF EVERY
ENGLISH CALENDAR TO THE LAST DAY OF EVERY MONTH AND THE RENT OF EVERY

MONTH HEREBY RESERVED SHALL BE PAID BY THE FIRST PARTY WITHIN THE FIRST
WEEK OF EVERY MONTH.

GO 6. THAT THE TENANT SHALL USE THE SAID DEMISED PREMISES FOR THE PURPOSE OF
HIS BUSINESS ONLY AS AFORESAID AND SHALL NOT USE THE SAME FOR ANY OTHER
PURPOSE OR PURPOSES.
7. THAT IN CASE OF INCREASE OF HOLDING TAXES CONCERNED WITH THE BUILDING
OR ANY NEW TAXES IMPOSED BY THE GOVERNMENT/ADMINISTRATION, THE FIRST
PARTY CONVENTS TO INCREASE THE RENT PROPORTIONATELY AS MUTUALLY
AGREED UPON WITH IMMEDIATE EFFECT.
8. THAT IF AGREE/MAKE ANY FEES AGREEMENT BETWEEN THE PARTIES, UNDER
ORDINARY CICUMSTANCES, THE RENT OF THE SAID SHOP PREMISES SHALL BE
INCREASED AT THE RATE OF 5% (FIVE PERCENT) AFTER EVERY TERMINATING OF THE
PERIOD OF ONE YEAR FROM THE DATE OF THIS AGREEMENT.
9. THAT SUBJECT TO THE TERMS AND CONDITIONS CONTAINED HEREIN THE FIRST
PARTY SHALL BE ENTITLEDTO USE, OCCUPY THE DEMISED PREMISES DURING THE
PERIOD OF TENANCY WITHOUT ANY HINDRANCES, OBJECTIONS OR DISTURBANCES
BY THE SEcOND PARTY OR THEIR HEIRS, SUCCESSORS AND LEGAL REPRESENTATIVES
ETC.
10.THAT THE GROUND RENT CESS, MUNICIPAL TAXES ETC., IN RESPECTOF THE DEMISED
PREMISES SHALL BE PAID BY THE SECOND PARTY SUBJEGT TO THE PROVISION

11. THAT THE FIRST PARTY SHALL NOT MAKE ANY ADDITION/ALTERNATION IN THE
AFORESAID SHOP PREMISES WITHOUT THE WRITTEN CONSENT OF THE SECOND
PARTY.
12. THAT THE FIRST PARTY SHALL NOT SUB-LET THE AFORESAID PREMISES OR ANY
PORTION THEREOF TOANY THIRD PARTY.
13. THAT THE FIRST PARTY SHALL PAY THE ELECTRICITY CHARGES MONTHLY AS PER
BILLED BY THE
METER READING FROM ITS METER AT THE RATEPER UNIT AS MAY BE
ELECTRICITY
W.B.S.E.D.C.L. AND IN CASE OF MAKING ANY DEFAULT, THE
