STATEMENT OF THE PROBLEM:
An owner has decided that his R-1 zoned property with a Total Lot Area (TLA) of 400 square meters and
located in an urban area, shall be developed to host a low-rise residential building (“the Project”).
PROJECT SITE FEATURES:
The Project Site is a regular inside lot, having a 20-meter frontage that is facing Southeast. The project
site uniformly slopes at 10% draining South. The fifteen-meter (15m) Road Right-of-Way (RROW) has
1.8m wide paver block surface sidewalk on each side. The RROW is at 0.0 elevation. To the left of the
site is a vacant lot and to the right of the Project Site is a proposed 2-storey single detached residence.
At the rear of the site is a creek eight meters (8.0) wide to its high-water line level. The high-water line is
three meters (3.00m) below the grade elevation at the rear of the site and has a two-meter (2.00m)
wide embankment.

STATEMENT OF THE PROBLEM:
A young couple has decided that their R-2 zoned property with a Total Lot Area (TLA) of 75
square meters and located in Marikina, shall host their dream house.
PROJECT SITE FEATURES:
The Project Site is a corner lot, with a 7.50-meter wide frontage facing North. The Project Site
uniformly slopes at 5% towards the north with a 12-meter wide street, i.e. the road right-of-
way (RROW) that is relatively flat and which has 2.0m wide sidewalks (which includes a 0.80-m
wide planting strip) at both sides. The surface of the center of the Project Site frontage is
considered as elevation 0.0-m. The East side of the lot is also bounded by another 12-meter
wide street.
