I LEASE AGREEMENT

I THIS AGREEMENT OF LEASE entered into at Chennai with effect from 01 st day of
November 2017 between:

Mrs. P.RAMA, W/o Mr.J K PRABHU, aged about 45, residing at No.168,51h Cross
Street,Rangareddy Garden, Neelankarai, ECR Chennai - 600 041, hereinafter called the ·'LESSOR". (the
term LESSOR shall wherever the context so permits mean and include her heirs, legal representative.

age about 45 years, hereinafter called the "LESSEE", (the term LESSOR shall wherever the context
so permits mean and include his heirs, legal representatives, executors, administrators and assigns) of the

WHEREAS the said LESSOR hereby declares that she is the absolute & undisputed owner of
10023 sq.ft land together with industrial building having plinth area 7200 Sq.feet, ( Bearing Plot NO.7.
Meenakshi Amman Nagar, Opp to SSV Profile Metal, Thirumudivakkam, Chennai - 600 044,
comprised in S.No.591/1,New S.No 595/5 bearing Patta No 1790 hereunder called as property.

AND WHEREAS the LESSEE approached the LESSOR for lease of the schedule property for
Industrial purposes on the following terms and conditions:

II NOW THIS AGREEMENT OF LEASE WrTNESSETH AS FOLLOWS:

1, The LESSOR hereby agrees to let out the above referred premises to the LESSEE hereby
agrees to taken on the tenancy of the above said premises initially for a period of 60 month
commencing from 01st day of November 2017 to 30TI-I day of October 2022.

2. The LESSEE {TENANT} shall pay fixed rent a sum of Rs.I00,000/-(Rupees One Lakh
Only) towards rent per month

3. The period of Lease shall be for a period of 60 Months from November 2017 subject to an
increase of 10% from the existing rent shall be paid after completion of two year, every
11 months starting from November 2019.

4. That during a fixed period of the lease or during the subsequent renewable terms, the same
may be terminated by giving sixty days notice or rent in lieu thereof by the Lessee to the
Lessor and vice versa.

5. The LESSEE hereby agrees to pay the monthly rent on or before the 151h of every succeeding
English calendar month without fail in favor of the LESSOR by virtue of DO/Cheque. EFT

6. The LESSEE hereby agrees with the LESSOR to keep the said premises in good and
Tenantable condition at all times during the tenancy period. The LESSEE shall not cause any
damage to the premises occupied by him and if any damages are noticed, the LESSEE shall
be responsible to repair the same or the damages if any, shall be repaired from the advance
amount.

7. Minor repairs regarding the maintenance of then rental premises during the Rental period
shall be carried out by the LESSEE and shall not claim refund of the same for adjust in the
rent.
8. The LESSEE required shall make any structural alterations or additions in the above aid
premises.

9. The LESSEE shall pay the electricity consumption charges every months regularly as per
meter reading and LESSEE shall be responsible and liable for any action that may be taken
by the TNEB Department.

10. Failure to pay the electricity charges and sundry charges will lead to disconnection of the
respective services to the respect of said premises.

11. The LESSOR shall pay the Corporation tax, urban land taxes in respect of the said premises.

1.2. The LESSEE shall use the Building only for the purpose of Manufacturing of Pressure Die
Casting & CNC Machining and not to carryon any other business objected to by the
LESSOR.

13. The LESSEE is for the purpose of Manufacture of Pressure Die Casting & CNC Machining
" in the name of Thaai Casting on ly and the LESSEE shall sublet the tenancy portion or a part
of it to anybody.

14. The LESSEE hereby agreed with the LESSOR to allow the LESSOR or his representative at
reasonable hours to have inspection of the said premises.

15. Both the parties mutually agreed to issue the Six (6) month notice to vacate the said premise

16.Both the OWNER and the TENANT have agreed that this rental agreement is for period of
60(Sixty) months and shall be renewable at the discretion of the OWNER on the termination
of this agreement with the fresh terms and condition and as mutually agreed to by both the
parties.

17.If the TenantfLESSE is in arrears of rent for more than two (2) months, the
OWNER/LESSOR has got the right to enter the prem ises and take possession of the same, for
which condition the Tenant herein has specifically agreed

IN WlTNESS WHEREOF THE LESSOR AND LESSEE HEREINTO SET THEIR


RESPECTIVE HANDS AND SIGNED THIS RENTAL AGREEMENT ON THE DAY, MONTH AND
