TENANT RESIDENTIAL LEASE AGREEMENT

BETWEEN

(Landlord)

(Tenant)

We are proud of this property and we hope that your living experience here will be pleasant
and comfortable. The support and cooperation of you, as our tenant, is necessary for us to
maintain our high standards.

THIS AGREEMENT dated APRIL 21ST, 2024 by JESSIE IRENE WILSON herein called
“Landlord” and KELDEN LHAMO herein called “Tenant”

Landlord hereby agrees to rent to Tenant the dwelling located at 5/114 TERRACE ROAD
PERTH, WA 6000 under the following terms and conditions.

LEASE PAYMENTS: At the signing of this agreement, Tenant agrees to pay to Landlord
Rent for the total sum of $350AUD per week and bond of $1400AUD which include water,
electricity, parking, gas, internet, Laundry (washer and dryer). Tenant will be paying
$350AUD for the Apartment as weekly rent.

PARKING: Tenant shall be entitled to use 1 (one) free parking space(s) for the Parking of
motor vehicle(s).

LEASE TERM: Tenancy shall be for a period of 1 year commencing 10Th MAY, 2024
and expiring 11Th MAY, 2025 with an option to renew for a further term.

PAYMENT DEPOSIT: Tenant shall make a Bond deposit of $1400AUD to secure the
apartment upon signing the contract lease Agreement. The Landlord shall refund the Bond
Deposit to the Tenant upon the expiration or termination of this agreement.

AMENITIES/APPLIANCES: The listed Amenities/Appliances are included In the unit;


Hardwood Flooring, Air Conditioning, Stove, Refrigerator/Freezer, Bed, tables, chair,
Microwave, Dishwasher, Laundry.

KEYS: Tenant will be given Two key(s) to the Apartment and one mailbox key(s). Keys
will be mailed to the Tenant current address upon deposit of the rent. Tenant shall be
charged $50AUD if all keys are not returned to Landlord following termination of the
Lease.
TENANT’S RIGHT: Agreement should be terminated if said Apartment is not met as the
same by Tenant, and in any unfavorable circumstances the Tenant has the right to terminate
this Agreement by giving ONE (1) month's written notice and the Landlord shall refund the
Bond Deposit to the Tenant accordingly.

QUIET ENJOYMENT: Tenant shall be entitled to quiet enjoyment of the Apartment, and
Landlord will not interfere with that right, as long as Tenant pays the rent in a timely
manner and performs all other obligations under this Lease.

POSSESSION AND SURRENDER OF APARTMENT: Tenant shall be


entitled to possession of the Apartment on the first day of the Lease Term. At
the expiration of the Lease, Tenant shall peaceably surrender the Apartment to Landlord in
good condition, as it was at the commencement of the Lease, reasonable wear and tear
excepted.

USE OF APARTMENT: Tenant shall only use the Apartment as a residence. The
Apartment shall not be used to carry on any type of business or trade, without prior written
consent of the Landlord. Tenant will comply with all laws, rules, ordinances, statutes and
orders regarding the use of the Apartment.

ASSIGNMENT AND SUBLEASE: Tenant shall not assign or sublease any interest in this
lease without prior written consent of the Landlord, which consent shall not be unreasonably
withheld. Any assignment or sublease without Landlord’s written prior consent shall, at
Landlord’s option, terminate this Lease.

DANGEROUS MATERIALS: Tenant shall not keep or have on or around the Apartment
any item of a dangerous, flammable or explosive character that might unreasonably increase
the risk of fire or explosion on or around the Apartment or that might be considered
hazardous by any responsible insurance company.

PETS: Tenant shall keep pet in appropriate.

FURNITURE: The describe premises are leased furnished which is a part of this lease sign
by both parties and dated.

RIGHT OF INSPECTION: Tenant agrees to make the Apartment available to Landlord


for the purposes of inspection, making repairs or improvements, or to supply agreed services
or show the Apartment to prospective buyers or tenants, or in case of emergency. Except in
case of emergency, Landlord shall give Tenant reasonable notice of intent to enter. For these
purposes, Seventy-two (72) hours’ notice shall be deemed reasonable. Tenant shall not,
without
Landlord’s prior written consent, add, alter or re-key any locks to the Apartment. At all
times Landlord shall be provided with a key or keys capable of unlocking all such locks and
gaining entry. Tenants further agree to notify Landlord in writing if Tenant installs any
burglar alarm system, including instructions on how to disarm it in case of emergency entry.

EXTENDED ABSENCES: In the event Tenant will be away from the apartment for more
than one month consecutive days, Tenant agrees to notify Landlord in writing of such
absence. During such absence, Landlord may enter the Apartment at times reasonably
necessary to maintain the property and inspect for damages and needed repairs.

SEVERABILITY: If any part or parts of this Lease shall be held unenforceable for any
reason, the remainder of this Agreement shall continue in full force and effect. If any court
of competent jurisdiction deems any provision of this Lease invalid or unenforceable, and if
limiting such provision would make the provision valid, then such provision shall be
deemed to be construed as so limited.

TENANT INSURANCE: Landlord and Tenant shall each be responsible to maintain


appropriate insurance for their respective interests in the Apartment and property located on
the Apartment. Tenant understands that Landlord will not provide any insurance coverage
for Tenant's property. Landlord will not be responsible for any loss of Tenant's property,
whether by theft, fire, riots, strikes, acts of God, or otherwise. Landlord encourages Tenant
to obtain renter’s insurance or other similar coverage to protect against risk of loss.

ABANDONMENT: If Tenants leave the premises unoccupied for 15 days without paying
rent in advance for that month, or while owing any back rent from previous months, which
has remained unpaid, the Landlord have the right to take immediate possession of the
property and to bar the Resident from returning. Landlord will also have the right to remove
any property that the Residents have left behind and store it at the Tenant’s expense.

BINDING EFFECT: The covenants and conditions contained in the Lease shall apply to
and bind the parties and the heirs, legal representatives, successors and permitted assigns of
the parties.

GOVERNING LAW: This Lease shall be governed by and construed in accordance with
the laws of AUSTRALIA.

ENTIRE AGREEMENT: This Lease constitutes the entire agreement between the parties
and supersedes any prior understanding or representation of any kind preceding the date of
this Agreement. There are no other promises, conditions, understandings or other
agreements, whether oral or written, relating to the subject matter of this Lease. This Lease
may be modified in writing and must be signed by both Landlord and Tenant.

LEGAL BINDING: Tenant hereby states that they have the legal rights to sign for any and
all other residents and to commit them to abide by this contract terms.
FULL DISCLOSURE: The Tenant signing this Rental Contract hereby state that all
questions about this Residential Lease Agreement have been answered, that they fully
understand all the provisions of the agreement and the obligations and responsibilities of
each party, as spelled out herein. They further state that they agree to fulfill their obligations
in every respect or suffer the full legal and financial consequences of their actions or lack of
action in violation of this agreement. Signature by the Tenant on this Rental Agreement is
acknowledgement and he/she has received a signed copy of the Residential Lease
Agreement.
