RENT AGREEMENT

This Rent Agreement is executed at Delhi, on this 1 ST day of JULY, 2023 at Delhi between Shri Mohan Lal
S/o Shri Kashmiri Lal R/o- H.No. 49, Gali No. 2, Jeevan Anmol Hospital, Partap Nagar, Mayur Vihar
Phase-1, East Delhi, Delhi-110091(hereinafter called the First Party /Landlord)

AND

Neha Rathore D/o- Shri Jagdish Rathore R/o- Rishala Bazar Morar, Mohnpur, Gwalior, Madhya
Pradesh-474006 (hereinafter called the Second Party/ Tenant)

(The expression of the first party and second party shall mean and include their heirs, successor’s
executors, legal representatives and assign, etc.)

Whereas the first party is the owner and in possession of H.No. 49, Gali No. 2, Jeevan Anmol Hospital,
Partap Nagar, Mayur Vihar Phase-1, East Delhi, Delhi-110091 referred to as the “Said Property”.

AND WHEREAS the first party has agreed to rent out 2BHK on the Third Floor of Said Property and the
second party has agreed to take it on the following terms and conditions: -

• That the second party has taken the above said premises on a monthly rent of Rs. 12,500/-
(Rupees Twelve Thousand and Five Hundred Only) for a period of initial 11 months, including
maintenance charges & excluding electricity.

• That the second party will deposit a sum of Rs. 12,500/- (Rupees Twelve Thousand and Five
Hundred Only) as interest-free security, which shall not be adjusted in the notice period rent
and the amount shall be refundable at the time of handing over the peaceful vacant possession
of the rented premises to the first party by NEFT/Cheque/Cash and advance rent of Rs. 12,500/-
(Rupees Twelve Thousand and Five Hundred Only) which shall be adjusted in the notice period.

• That the above said premise has been given on rent which shall commence w.e.f. 02/07/20223
to 01/06/2024, and whereas if mutually agreed between both the parties that after the
completion of the 11 months fresh agreement is to be executed with an increment of 10% in
prevailing rent with mutual consent.

• That the second party will make rent in advance in NEFT/Cheque/Cash on or before the 07 th day
of each English Calendar Month.

• That the Second Party will abide by all the rules and regulations of the local authorities
concerned connected to the said premises.

• That the second party will deliver the possession of the said premises on the expiration of the
said terms, together with the first party's fittings, fixtures, and furnishings in complete working
order, and shall be responsible for damages or breakage, if any. The expenses on repairs of the
damages and breakage shall be borne by the second party or the first party will get it done at
the risk and cost of the first party and deduct the expenses incurred from the refundable
security deposit.
• That the second party shall not make any addition or alteration in the above-said premises
without the first party’s written permission as all fixtures etc. are in working condition at the
time of handing over the possession on expiry of this rent agreement.

• That the said premises shall be used for the above-mentioned names of the second party only
and the second party shall not sub-let the said premises in full or in part with possession to any
other persons in any way i.e., without any rent or on rent.

• That the second party shall not use the said premises for any purpose contrary to law but will
use the said premises for residential use only.

• That the first party shall have the right to enter into the said rented premises to inspect at any
reasonable time in the presence of the second party.

• That if any time the second party shall use the said premises for any illegal purposes or misuse
the same in any manner the first party shall be fully entitled to evict the premises through the
Court of Law without giving any notice to the second party.

• That if the second party shall default on any terms or conditions of this rent agreement or shall
not pay the rent for any two months continuously then the first party shall have the full rights to
enter into the said property and take legal action against the second party

• That the First party will pay all municipal taxes i.e., House Tax, etc. as and when demanded by
the concerned authorities.

• That the second party shall keep the premises in good order and condition and attend day-to-
day minor repairs/maintenance of the same.

• That both parties can ask to vacate the said property after serving One month’s Notice in
writing or verbally.

IN WITNESS WHEREOF first party and second party have set their hands and signature on this deed of
rent agreement at Delhi, on the day, month, and year first mentioned above in the presence of the
following witnesses
