RENT AGREEMENT

The Rent Agreement is executed in Delhi on this 11th day of July 2023, between SHRI
MOHAN LAL SON OF LATE SHRI KASHMIRI LAL RESIDENT OF H.NO.49, GALI NO.2, PRATAP
NAGAR, MAYUR VIHAR PHASE-I, DELHI-110091, UID NO.432303959403, hereinafter called the
FIRST PARTY/LANDLORD:
AND:
MR. GAURAV SAXENA SON OF SHRI RAJ KAMAL SAXENA RESIDENT OF 2/264, AVAS VIKAS,
BUDDHI VIHAR, MORADABAD, MORADABAD, UTTAR PRADESH-244001 Hereinafter called the
SECOND PARTY/TENANT.
THE EXPRESSIONS of the first party and second party shall mean and include their heirs,
successors, executors, legal representatives and assignees, etc.
WHEREAS THE FIRST PARTY is the owner and in possession of PROPERTY BEARING NO.49,
SITUATED AT GALI NO.2, PRATAP NAGAR, MAYUR VIHAR PHASE-I, DELHI-110091, AND
WHEREAS the first party has agreed to give BEARING FLAT NO._____ON THIRD FLOOR, PART OF
PROPERTY NO.49, GALI NO.2, PRATAP NAGAR, MAYUR VIHAR PHASE-I, DELHI-110091,
(hereinafter called the said Premises), on rent, and the second party has agreed to take it on the
following terms and conditions:-

1. That the second party has taken the above said premises on a monthly rent of
Rs.12,000/- (Rs. TWELVE THOUSAND ONLY) excluding electricity and water charges.
2. That the above-said premises have been given on rent which shall commence w.e.f.
10/07/2023 to 09/06/2024, for a fixed period of 11 months.
3. That the second party will make the payment of the rent in advance on the 15th day of
each calendar month.
4. That the second party will abide by all the rules and regulations of the local authorities
concerned connected to the said premises.
5. That the lease may be extended for a further period with the consent of the parties after
the expiry of 11 months then the monthly rent shall also be increased at the rate of 10%
and a fresh agreement shall be made.
6. That the second party shall not make any addition or alteration to the above-said
premises without the written permission of the first party.
7. That the electricity charges 08/- per unit, Water and maintenance charges of the said
property will be paid by the second party extra besides the aforesaid rent as per actual
consumption of meter reading to the first party or directly to the authority concerned,
but the property tax of the above-said property shall payable by the first party.
8. That the second party shall not sub-let the said premises in full or in part with
possession to any other person(s) in any way i.e., without any rent or on rent.
9. That the second party shall not use the said premises for any purpose contrary to law
except residential purposes only.
10. That the first party shall have the right to enter into the said rented premises to inspect
at any reasonable time in the presence of the second party.
11. That the second party shall not store or stock any objectionable items, hazardous,
offensive articles, etc., on the said premises.
12. That the second party shall not use the said premises for any illegal or immoral purposes
or any other purpose prohibited by the local authorities/society, if the second party is
found to be doing go, the second party will have to vacate the premises immediately and
the security deposit shall be forfeited.
13. That the first party shall have the right to terminate the tenancy if the second party fails
to pay the rent regularly for a consecutive period of two months or commits a breach of
any of the tenens have in and take possession of the scheduled premises.
14. That if the second party shall default on any terms or conditions of this rental agreement
or shall not pay the rent for any two months continuously then the first party shall have
the full right to take the legal action against the second party.
15. That in case any of the party desire to vacate the rented premises before the expiry of
the tenancy period then he/she will have to serve one month's advance notice or pay
one month's rent to the subsequent party.
16. That the second party has deposited a sum of Rs.12,000/- (Rs. TWELVE THOUSAND
ONLY) as interest-free security to the first party and this amount will be refunded by the
first party to the second party at the time of vacating the said premises and handing
over the peaceful vacant possession of the rented premises to the first party after
adjusting dues if any.
17. That the second party shall keep the premises in good order and condition and attend to
day-to-day minor repairs of the same.
18. That the second party shall not leave Main Gate open it should be locked all the time.
19. That the second party shall not enter and exit after 11 P.M.
20. Non-Veg and Liquor are not allowed to use on the said premises.
21. Only one Two-Wheeler allow to parking inside of the building on the allotted spot no
article /item is allowed to be put in the parking space.
22. No pet-allow in said premises.
23. No Noise and Loud music allow.
24. That the second party is not allowed to visit the roof of the above-said property.
25. That the second party shall pay building maintenance charges to the first party.
26. No waste should be thrown in the shaft, if found then an amount of Rs. 500/- shall be
imposed as a penalty which must be paid by the second party.
27. That the Induction stove/electric Chullah is not allowed to use in the above said rented
premises.
28. That the first party handed over two keys of the main gate to the second party at the
time of signing of this agreement, it is the responsibility of the second party that he shall
have to handover back the said key to the owner/first party at the time of vacation of
the said premises, otherwise, he shall have to pay Rs.500/- for lost or damaged keys
account.

IN WITNESS WHEREOF first party and second party have set their hands and signature on
this deed of rent agreement at Delhi, on the day, month, and year first
mentioned above in the presence of the following witnesses: -
