RENT AGREEMENT

This Rent Agreement is executed at Delhi, on this 03 rd day of OCT, 2022 at Delhi between: Mrs. Leela
Saini W/o- Sh. Jagat Ram R/o- 8-C, Ashoka Apartment, 7-Rajpur Road, Delhi-110054 (hereinafter called
the First Party /Landlord)

AND
Sparsh Garg D/o Kundan Kumar Shukla R/o- Flat No. 102, Manmohan Place, Akashwani Road,
Khajpura, Near Shiv Mandir, B.V. College, Patna, Bihar-800014 hereinafter called the Second Party/
Tenant)

(The expression of the first party and second party shall mean and include their heirs, successor’s
executors, legal representatives and assign etc.)

Whereas the first party is the owner and in possession of Flat No.251, Akash Darshan Apartment,
Mayur Vihar Phase-1, Delhi-110091 referred as the “Said Property”.

AND WHEREAS the first party has agreed to rent out of 1RK (Side Room) of Said Property and the
second party has agreed to take it on the following terms and condition: -

• That the second party has taken the above said premises on a monthly rent of Rs.15,000/-
(Rupees Fifteen Thousand Only) for a period of initial 11 months, excluding maintenance
charges & electricity.

• That the second party will deposit a sum of Rs.15,000 (Rupees Fifteen Thousand Only) as
interest free security, which shall not be adjusted in notice period rent and the amount shall be
refundable at the time of handing over the peaceful vacant possession of rented premises to the
first party by NEFT/Cheque/Cash and advance rent of Rs.15,000/- (Rupees Fifteen Thousand
Only) which shall be adjusted in notice period.

• That the above said premise has been given on rent which shall commence w.e.f. 05/10/2022 to
004/09/2023, and whereas if mutually agreed between both the parties that after the
completion of the 11 months fresh agreement to be executed with an increment of 10% in
prevailing rent with mutual consent.

• That the second party will make rent in advance in NEFT/Cheque/Cash on or before 07 th day of
each English Calendar Month.

• That Second Party will abide by all the rules and regulations of the local authorities concerned
connected to the said premises.

• That the second party will deliver the possession of the said premises on the expiration of the
said terms, together with the first party's fittings, fixtures and furnishings in complete working
order and shall be responsible for damages or breakage, if any. The expenses on repairs of the
damages and breakage shall be borne by the second part or the first party will get it done at the
risk and cost of the first party and deduct the expenses incurred from the refundable security
deposit.
• That the second party shall not make any addition or alteration in the above said premises
without the written permission of the first party as and all fixtures etc. are working condition at
the time of handing over the possession on expiry of this rent agreement.

• That the said premises shall be used for above mentioned names of second party only and the
second party shall not sub-let the said premises in full or in part with possession to any other
persons in any way i.e., without any rent or on rent.

• That the second party shall not use the said premises for any purpose which is contrary to law
but they will use the said premises for residential use only.

• That the first party shall have right to enter into the said rented premises to inspect at any
reasonable time in the presence of the second party.

• That if any time second party shall use the said premises for any illegal purposes or misuse the
same in any manner the first party shall be fully entitled to evict the premises through Court of
Law without giving any notice to second party.

• That if second party shall default any terms or conditions of this rent agreement or shall not pay
the rent of any two month continuously then the first party shall have the full rights to enter
into the said property and take the legal action against the second party

• That First party will pay all municipal taxes i.e., House Tax etc. as and when demanded by the
concerned authorities.

• That second party shall keep the premises in good order and conditions and to attend day to day
minor repairs/maintenance of the same.

• That both the parties can ask for vacate the said property after serving One month Notice in
writing or verbal.

IN WITNESST WHEREOF first party and second party have set their hands and signature on this deed of
rent agreement at Delhi, on the day, month and year first mentioned above in the presence of the
following witnesses
