LEASE DEED
THIS LEASE DEED is made executed on this 07TH day of August 2023 between
(1) SHRI SHEEL SINGHAL S/O SHRI OM PRAKASH SINGHAL R/O 126
PATPAR GANJ VILLAGE DELHI 110091. Hereinafter called the Lessor (which
expression shall include his/her heirs, successors, legal representatives, and
assigns) of the one part.

AND

1. MR. SHUBHAM SINGH S/O SHRI RAJ KUMAR R/O UDAIPUR,


PRATAPGARH, UTTAR PRADESH-230124,

2. MR. HIMANSHU PANDEY S/O SHRI AMARNATH PANDEY R/O


BHIKHAMPUR, ASPUR DEOSARA, PRATAPGARH, UTTAR PRADESH-230124

3. MR. DEEPAK SUNA S/O SHRI HARI CHANDRA R/O RAILWAY COLONY,
MAIN BAZAR, RANI, PALI, RAJASTHAN 306115

4. MR. SACHIN MISHRA S/O SHRI JAY PRAKASH MISHRA R/O BACHHUAR,
NAKAHARA KHANDEV, BACHHUAR, SINGARAMAU, JAUNPUR, UTTAR

hereinafter called the Lessee (which expression shall include his/her heirs,
successors, legal representatives, and assigns) of the other part.

WHEREAS the Lessor is the absolute owner and in possession of HOUSE NO. 126,
3RD FLOOR, PATPAR GANJ VILLAGE DELHI 110091. And whereas the lessee
has approached the lessor for taking Aforesaid Flat on a monthly rent basis for
residential Purposes and the lessor has agreed to let out the following terms and
conditions: -

NOW THIS DEED WITNESSETH AS FOLLOWS:

1. That the lease has been agreed to for a fixed period of Eleven Months
commencing from 07/08/23 To 06/07/24.

2. That the lessee shall pay to the lessor for the premises the rent of Rs.7,000/-
(Rupees Seven Thousand Only) per month including maintenance payable in
advance on or before the 10TH day of every English Calendar month.

3. That the lessee has deposited Rs.7,000/- (Rupees Seven Thousand Only) as
an interest-free security deposit which shall be refundable without any interest at
the time of vacating the said premises peacefully.
3. That the lessee shall pay extra for electricity and water according to the bills of
local authorities and according to consumption.

4. That the lessee shall under no circumstances sublet, assign, transfer, or


otherwise part with the possession of a part of the whole of the premises hereby.

5. That the lessee shall be responsible to pay for any breakage, or damages cause
to the sanitary, electrical, and other fittings and fixtures during the tenancy period.

6. That the premises shall be used for Residential Purposes only.

7. That the lessee shall comply with all the rules and regulations of the local
authorities whatsoever with relation to the demised premises.

9. That the lessee shall not carry out any structural additions or alterations to the
building, layout, fitting, and fixture, without the written consent of the lessor.

10. That the lessee shall permit the lessor, his agents, etc. to enter the demised
premises for inspection and carry out the repairs, etc. at a reasonable time as and
when necessary.

11. That the lessor shall pay the House tax as are or may hereinafter be assessed
on the demised by the authorities concerned.

12. That the demised premises are dully distempered and painted and polished by
the lessor. They shall not be liable to affect any minor repairs, whitewashing,
distempering, painting, and polishing during the tenancy period.

13. That day-to-day repairs of fitting and fixtures on the said premises such as
those relating to sanitary, electrical, carpentry items, etc. have to be done by the
lessee at his own cost. However, the major repairs such as leakage in electricity,
bursting of sanitary pipes, and damage to the building will be done by the lessor at
his own cost.

15. That the lessee shall not cause or permit to be caused any damage to the
demised premises and shall keep the premises harmless.

16. That the lessee shall have the right to apply for any telephone connection in
his/her name in the said premises. That all liability/charges of telephones/bills will
be paid lessee.

17. That on expiry of the lease the lessee shall hand over vacant peaceful
possession of the premises to the lessor. Before leaving the premises, he should
settle all dues in respect of rent, water, electricity, cost of breakage, and damages,
if any, due from the lessee.

18. That the lessee shall not store or stock any objectionable items, hazardous,
offensive articles, etc. in illegal activity in the said premises during in lease period.
19. If the lessee shall fail to pay one month regularly or break any term of this
agreement cum lease deed or misuses the premises in any manner, then the rent
deed shall stand terminated automatically and the lessor shall have the right to
eject the lessee at the cost and expenses of the lessee. 20. That in case both the
parties have agreed to extend the period of the lease deed and further period then
they will sign a fresh deed with new terms and conditions with an increase of
10% after the expiry of the lease deed.

20. That the lessor/lessee shall have the option to terminate the lease by giving
one month's notice or rent in lieu.

IN WITNESS WHEREOF the parties have signed this Rent deed on the date,
month, and year first above written, in the presence of the following
witnesses.
