Respected Sir,
On the basis of documents, I have gone through the said documents produced before me by Shriram Finance Ltd., having
office at Saharanpur Since the company has requested me to issue Title Certificate in the available registers for period 13
years within the office Sub Registrar-Saharanpur, Distt. Saharanpur in respect of the said property, I submit my search
and Title Verification report in Respect of said property as under:
A plot, part of plot no-35 & 36, admeasuring total area of 14.06 sq. yards or 11.75 sq. meters, part of
Khasra no-835, Situated at Dara Aali Swad, Dar Aabadi-Ekta Colony, Pargana, Tehsil, & Distt. Saharanpur,
(House no-) and situated in the local limits of Nagar Nigam which is bounded by towards:-
On the East : Part of plot no-35 & 36 of Nadeem Babar; On
the West : Part of plot no-35 & 36 of Rafiq Ahmad;
On the North : Rasta 18 feet or 5.48 meter wide combined;
On the South : Part of plot no-35 & 36 of Smt. Rukhsana Malik;
(The above-described property is hereinafter referred as the “Said Property”)
While taking search of the said Property, I received the following listed documents from you. Accordingly, I have
perused, scrutinized, verified and gone through the same and investigated the title of the said Property
1. Copy of an Extract of Khatauni 1428 to 1433 fasli, of Khasra no-835, of Village-Dara Aali Swad Bairun,
Pargana, Tehsil, & Distt. Saharanpur, recorded owner is Rao Rashid Khan S/o Sayeed Ahmad, from 1378 fasli.
2. Copy of Sale Deed No.1425/2005 dated 11-03-2005, executed by Rao Rashid Khan to Smt. Fatma.
3. Copy of Sale Deed No.1548/2024 dated 09-02-2024, executed by Smt. Fatma to MR. YASIN.
4. Copy of Search Receipt no.2024304007351, dated 24-04-2024 of Sub Registrar-Saharanpur of above said
property.

C. HISTORY (FLOW) OF TITLE IN RESPECT OF SAID PROPERTY: -
After perusal of all these documents I observe as under-
1. As per your instructions, I have verified and gone through the above listed documents of last 13 years or more
concerning to the title of said Property. While taking search of the said Property, on the verification of Copy of
an Extract of Khatauni 1428 to 1433 fasli, of Khasra no-835, of Village-Dara Aali Swad Bairun, Pargana,
Tehsil, & Distt. Saharanpur, recorded owner is Rao Rashid Khan S/o Sayeed Ahmad, from 1378 fasli, I have
found and appeared that, Rao Rashid Khan was the owner of said property and having absolute ownership &
possession of said property for charge or mortgage.
2. On the verification of Sale Deed No.1425/2005 dated 11-03-2005, executed by Rao Rashid Khan to Smt.
Fatma, I have found and appeared that, Smt. Fatma has purchased said property from Rao Rashid Khan, of area 300
sq. yards, by Regd. Sale Deed and thereafter Smt. Fatma has not mutated his/her name in Revenue Record
and not Recorded his/her name in Khatauni, however on the verification of Khatauni I have found that Smt.
Fatma’S name is not mutated for same Smt. Fatma is having absolute ownership & possession of said property
for charge or mortgage.
3. On the verification of Sale Deed No.1548/2024 dated 09-02-2024, executed by Smt. Fatma to MR.
YASIN, I have found and appeared that, MR. ISRAR has purchased said property from Smt. Fatma, of area
14.06 sq. yards or 11.75 sq. meters, by Regd. Sale Deed and thereafter MR. YASIN has mutated his/her
name in Nagar Nigam Record and Recorded his/her name in House Tax Receipt, however on the verification of
Tax Receipt I have found that MR. YASIN’S name is mutated for same MR. YASIN is having absolute
ownership & possession of said property for charge or mortgage.
D. SEARCH OF RECORD AGAINST THE PROPERTY: -
I have taken the search of Index-II in the office Sub Registrar-Saharanpur, which is situated in Saharanpur District for the
period of last 13 years vide Search Receipt no.2024304007351, dated 24-04-2024, as per search record from the year 2011
to 2024. I have found following entries as under.

Year 2017 :- Nil

Year 2024 :- Sale Deed No.1548/2024 dated 09-02-2024
I do not find any entry against the property under reference in the terms of any charge, lien or any other encumbrance.
H. ENCUMBRANCE CERTIFICATE: -
While taking search relating to above said Property in the office of Sub Registrar-Saharanpur, Distt. Saharanpur
and I did not find any encumbrances and adverse transactions against the said Property; there said property is free from
same.
I. FINAL TITLE CERTIFICATE: -
Therefore, in my opinion and as per the documents submitted by Shriram Finance Ltd., having office Saharanpur, as per
documents it shows that the MR. YASIN has right, title and interest in said property, and the said property is clear and
marketable and free from any Conveyance, Charge, Lien and Encumbrances except said bank.
