Purpose

A progress report on the site of the community centre building that is ongoing

Summary
This report is an update on the progress of the ongoing building project of a community centre

on Olaya Street Riyadh near Axiom Care Riyadh. The report provides the budget summary and

explains the site material problems experienced. This report is in line with the project manager’s

monthly update. On May 5th, our company landed a tender to build a community centre which

kicked off in September 2022. This progress report aims at giving an update on the current work

done. Also, it provides directions on the tasks planned to enhance the completion of the current

phase. The project faces the problem of a sharp increase in the cost of building materials.

Therefore, the tasks to be included to enhance the smooth running of the project include

modifying the current budget to allow for price increases, using prefabrication, and realigning

our team to optimize resource management by using software to track materials.


Introduction

When the company was awarded the tender to build a community centre, the management

promised to develop the center within eight months rapidly. The community centre, which

comprises fifty units in nine buildings, is underway and progressing. However, the problem of

increasing the cost of building materials became evident, and the report aims to find feasible

solutions to the problem. A committee to resolve the problem conducted research and concluded

that the solutions involve modification of the current budget to allow for price increases, starting

using prefabrication, and realigning our team to optimize resource management by using

The Implications of the rising cost of building materials


In a building, the survival of construction depends on the developer’s ability to cope with the

challenges they face. Under normal conditions, Khodahemmati and Shahandashti (2020)

indicate that the power of a contractor to quantify the changes in the cost of building materials is

essential in decision-making and budgeting. However, in this case, the cost of materials was

higher than expected. Therefore, the rise will disrupt the ongoing construction processes due to

budget fluctuations.
What is causing the rise in building materials? According to Reuters, the Russian invasion of

Ukraine has disrupted the steel market due to the sanctions and logistics since Russia and

Ukraine combined account for a fifth of the steel market (Onstad, 2022). Bin Saddeeq et al.

(2019) observe that the shortage and delay in the construction materials lead to a cost overrun in

building materials. Hence, the current project is facing a significant blow in providing adequate

building development due to the increased costs.

Several strategies can be implemented to ensure that the rise in costs does not impede the

development of Phase II of the project. Habibi and Kermanshachi (2018) believe that a project’s

procurement phase is essential for better cost performance if the contractors adopt appropriate

financial policies. Hence, all stakeholders should take an active role in curbing the problems of

increased costs in building materials.

Completed and Incomplete Tasks


On-site, the conditions are moist due to the random precipitation. However, the access and

productivity of the site are normal. The gutter installation is almost complete in all the units,

while the main entrance to the site is already graded with a stone base. Around the buildings,

grading is incomplete since the materials needed to perform fine grading increased costs; hence

most buildings have not been prepared for hardscaping and landscaping. The water, electricity,

and gas supplies have already been connected to the city’s supply, while the wet and dry utilities

are set to be signed off by the city.

The concrete foundations and slabs have been poured, and the windows and doors of most

houses have been installed. Roofing is completed in seven buildings and is scheduled to be

completed in the last two buildings by next week. Fire alarms and sprinklers have been installed
in all buildings. Mechanical plumbing and HVAC are also complete. The incomplete work

mostly involves the cabinets and countertops, finishing the floor and paint, and sheetrock.

Conclusion
The ongoing construction of the community centre is going on smoothly. The current progress

is 17.7% complete of the project and is ahead of schedule. However, the recent rise in building

materials, especially steel, has thrown the project’s budget turmoil due to the inadequacy in price

fluctuations in the budget. Therefore, to enhance the stability of the project, the report

recommends modification of the current budget to allow for price increases, start using
prefabrication, and realign our team to optimize resource management by using software to track

materials.
