We hereby acknowledge this H.O.A is not a legal binding document and agree to the following basis of a
Standard Call Option Agreement, to sell the Property to the Buyer whose intention is to either attain a
Development Approval, Develop and/or sell this property:

Documentation: The Buyer (Stonecreed PTY LTD) will at It's cost prepare formal
documentation including the Standard Call Option Agreement and Real
Estate Contract as per the State Law, to be delivered to the Seller (you)
within a reasonable time.

Terms/Conditions: $1,000 upfront commitment fee, 100% refundable until

Due Diligence (90 Days) date after which it will be non refundable, no
commission, all expenses and fees paid by the Buyer, Including existing
house rates, sewage, power, water, drainage & fence (After settlement and
at the Buyers discretion). Buyer to make subdivision application to
council. Buyer and its consultants may access the property to carry out
inspections and surveys, after giving reasonable notice.
Contract settlement date 30 days after exercise of the call option.
