THIS DEED OF GIFT is made the 28 day of August 2023

Between

HAMLIE BIN HAJI SELINI (NRIC NO : 720403-13-6443/ MALAYSIAN PASSPORT

NO : K34931933) of No.80, Jalan BB 4/10, Taman Banting Baru Selangor Darul Ehsan
(hereinafter called "the Donor") of the one part;

And

JAMALUDDIN BIN UDDIN IC No 670814-12-5295 of No : Projek Perumahan Rakyat

(PPR) No D 220 Blok D, Jalan Kunak /Lahad Datu, Kunak, Sabah(hereinafter called "the
Donee ") of the other part.

WHEREAS

(a) The Donor do hereby out of his free will and without any force, compulsion or
undue influence transfer an amount of money specified in the First Schedule of this
Agreement (hereinafter referred to as “the Fund”) into the account of the Donee
specified in the Second Schedule of this Agreement (hereinafter referred to as “the
Donee’s Bank Account”).

(b) There is no repayment expected or implied in this gift either in the form of cash or
by future service.

NOW THIS DEED WITNESSETH as follows:-

1. In consideration of the Donor transfer the Fund into the Donee’s Bank Account and
the Donor hereby confirm that the said fund is clean and clear and obtained
pursuant to the clauses stipulated under Anti-Money Laundering, Anti Terrorism
Financing and Proceeds of Unlawful Activities Act 2001 (AMLA), the Donee do
hereby covenant and undertake to the Donor that to the best of the Donee’s
knowledge the said fund shall not be used by the Donee for any immoral purposes
and shall not fund any terrorist activities such as ISIS, involved in any form of illegal
money laundering and/or any other illegal and unlawful activities.

This Deed of Gift shall be binding upon the respective heirs, personal representatives,
permitted assigns and successors in title, as the case may be, of the parties hereto.
