Terms

1. That the tenant shall pay as the monthly rent of Rs. 6,500/- (Six thousand five
hundred rupees only) per month towards said premises payable on the …..day of
every month excluding electricity and maintenance charges. Here, tenant needs
to pay rent on start of each month (example: if tenant joined on 1st Jan 2020 then
tenant needs to pay rent on the same day i.e. Jan 1st for Jan month)
2. Amount of 13,000/- (Thirteen thousand rupees only) needs to pay as security -
deposit by the tenant which will be refundable only at the time of handing over
vacant possession of the said premises, deducting if any dues, adjustments
towards rental dues, breakages, damages and restoration of the property to the
original condition, without any interest.
3. The tenant shall handover the said premises to the owner at the time of vacating
the premises in a condition as it was taken at the time of commencement of the
rental agreement subject to normal wear and tear.
4. The tenant has to keep all electrical fittings and fixtures the tenant has to bear the
cost of damage if anything during his occupancy.
5. That the tenant shall carry on all day to day minor repairs at his/her own cost.
6. That the tenant shall not make any structural additions or alternations in the said
premises without the written permission of the owner.
7. The owner shall be entitled to inspect the said premises at any reasonable hours
of the day.
8. The tenancy shall for a period of (11) eleven months and can be extended for
further period with the mutual consent of both the parties.
9. It is agreed by tenant that the flat shall not be vacated before 11 months period.
In case of violation of the above condition, one month rent from security deposit
will be forfeited.
10. Both the parties shall give one (1) month notice in advance to vacate the said
premises and tenant needs to pay rent during last 1 month notice period, there is
no deduction from security deposit amount.
11. Extra charges if situation arises - in case of water shortage, septic tank cleaning,
we need to pay per head wise.
12. That the tenant shall abide by all the bye - laws, rules and regulation, of the local
authorities in respect of the demised premises and shall not do any illegal
activities in the said demised premises.

13. That the tenant shall use the said premises only for residential purposes.
14. That the tenant shall keep the said premises in clean & hygienic condition and
shall not do or causes to be done any act which may be a nuisance to others or
owner in any way.
15. If any tenant(s) who violates above conditions, tenant should vacate the home
with 1- month notice.
16. That both the parties have read over and understood all the contents of this
agreement and have signed the same without any force or pressure from any
side.
