Applicable from 1st April 2024
Terms & Conditions:

1. Lumpsum Township Maintenance Charges for Township Level General Amenities at Rs. 3000/- per sq.mt on RERA Carpet Area of the unit/flat payable at possession.
2. Estimated Provisional Maintenance Charges at Rs. 50/- (Rupees Fifty) per sq.mt per month on RERA Carpet Area for the Maintenance of Purchaser's Common Amenities for Sector of
Township and Township Level General Amenities, payable at possession with applicable GST.
3. The amount collected/ to be collected from the customer under the title "Estimated Provisional Maintenance Charges" is for 24 (Twenty Four) months.
4. This price sheet shall not constitute any commitment to sale or agreement for sale in respect of the aforementioned unit/flat.
5. The consideration stated herein above is only in respect of the RERA carpet area of the unit/flat.
6. Stamp Duty/ Registration Charges and other government taxes, duties, levies are to be borne by the Applicant(s) on actual basis. In case of levy of any development charges/ EDC/
IDC/ Land Under Construction Tax (LUC), Goods and Services Tax (GST) and/ or any other levies/ taxes/ duties/ cesses levied currently and/ or in future by the authorities shall be borne
by the Applicant(s).
7. Rates quoted above are tentative and are subject to change, without notice, at the discretion of the Developer.
8. Taxes, brokerage and government duties/ levies/ cesses are non-refundable.
9. If any areas, over and above the carpet area of the apartment are attached to the apartment and are being provided on exclusive basis, then such areas will be specifically mentioned
in the Agreement for Sale.
10. The Developer has the discretion to raise invoices for the milestone which has been completed/ achieved irrespective of sequences of milestones. The aforementioned payment
milestones and events are in reference to the respective tower/ building/ floor/ flat/ unit.
11. This cost sheet forms a part of the Application Form.
12. All cheques/ demand drafts/ RTGS/ NEFT/ wire transfer/ UPI remittance should be issued/ deposited in favour of "KPITL-LIFE REPUBLIC SECTOR R22/22ND AVENUE ATMOS-PHASE I
COLLECTION AC" payable at INDUSIND BANK LTD, Kothrud.
13. The cheque dishonour charges payable for dishonour of particular instalment payment cheque for first instance shall be Rs.5,000/- (rupees Five Thousand only) and for second
instance shall be Rs.10,000/- (Rupees Ten Thousand only). Thereafter no cheque will be accepted and payments shall be accepted through Bank Demand Draft(s) only.
14. Prior to execution and registration of Agreement for Sale, the forfeiture of amounts will be in accordance to the terms of the Allotment Letter if the letter requesting to cancel the
booking is received.
15. Post execution and registration of Agreement For Sale, the cancellation charges shall be deducted as per the terms envisaged in the Agremeent for Sale.
16. Any change in name during Registration post allotment shall be charged at Rs. 5000 + GST.
17. Agreement must be registered within 30 days from the date of booking.
18. The Applicant(s) shall pay interest/penalty/loss that may be incurred by the promoter on account of the Applicant(s) failure and / or delay to pay such taxes, levies, cess, statutory
charges etc.
19. Applicant(s) shall deduct TDS on every installment and submit the copy of the 16B TDS certificate, Form 26QB and TDS payment challan within 7 days from date of payment.
