Proposed Premises KK Times Square, Signature Office, Kota Kinabalu, Sabah

Rental Rate (Gross Rental) Size: Build-up area 1,448 sq ft

Monthly rental rate: RM3,000.00

Revise rental with increment not exceeding 10% for the extended
period of the rental as may be mutually agreed between the parties
by the Landlord according to the prevailing market rental.

Above mentioned rental rate shall be inclusive of service charge,

but not inclusive of any applicable service taxes.

Rent Free Renovation Period 1 month commencing from the date of Commencement Date.

Renovation Prior to any commencement of any renovation/fit-out works

throughout the Tenancy, the Tenant shall obtain approval from the
Landlord in respect of carrying out and completing any and all fit
out works in the Demised Premises or any parts thereof and the
Tenant shall be bound by and shall strictly comply with all the rules
and regulations in relation to the local authority requirements.

The Tenant shall reinstate the Demised Premises to its original

state and condition at the expiration or sooner termination of the
Tenancy by the Tenant.

Commencement Date To Be Confirm

Deposits a) Security Deposit – 2 months rental

b) Utility Deposit – 1/2-month rental
c) Advance rental - 1 month rental (to be paid upon signing of
tenancy agreement or offer letter)

Tenancy Agreement & Stamping Fee Borne by Tenant

Tenancy Agreement (Document Suruhanjaya Syarikat Malaysia (SSM), Director Identity Card and
Required) Company Resolutions
