Spatial Programming Site Development Plan of Ermita Green Gateway
We designed our community hub to serve the diverse needs of our 2,100 users. We carefully
considered how often different functions would be used and allocated space and resources
accordingly. This means some areas, like the resources and library, will be larger and have more
amenities than others, like the physical activities area. We believe this approach will ensure
everyone has access to the services they need while maximizing the use of our available space.
User space including space for waiting areas, queuing space for ticketing and for pedestrian
movement area is 5.00 sq.m/ user. Therefore, 525 sq.m per user + 10% area for wall area (52.5) =
577.50 sq.m or 580 sq.m is the total user space and wall area for mini transport terminal.
- 5 mini-bus slots = 20 passengers per mini-bus; 5.25 or 5 bus to cater 105 passengers in
total.
- 7 modern jeepney slots = 15 passengers per jeep; 7 modern jeepneys to cater 105
passengers in total.
Transport Vehicle Slot Area = 12.00 x 3.60 m = 43.20 sq.m per slot.
12 slots x 43.20 sqm = 518.40 sq.m in total for all the transport vehicle slots.
Driveway Area = 40% of total vehicle slot; total of 207.36 sq.m for driveway area.
TOTAL AREA FOR TERMINAL: 580 SQM (INDOOR) + 910 SQM (OUTDOOR) = 1,490

1, 470 sq.m + 147.00 sq.m (10% storage space) + 147.00 sq.m (10% wall area) = 1,765 sqm
CONCLUSION
The attached table outlines the spatial programming of the community center, with each space's
area meticulously determined based on functional needs and community usage patterns. Notably,
we've integrated a 25% commercial zone. This deliberate design choice not only adheres to zoning
regulations but also promotes economic activity and social connectivity within the center, creating
a dynamic and self-sustaining environment.
PARKING AREA:
Based on R.A. 10070 (An act establishing an institutional mechanism to ensure the
implementation of programs and services per person with disabilities), provide 1 PWD/SC parking
slot for every 25 non PWD/SC parking slot. Therefore 84/25 = 3.36 or 4 PWD/SC parking slots.
Area of 1 non PWD/ SC parking slot is 12.50 sq.m Area of 1 PWD/SC parking slot is 18.50 sq.m.
Area of 1 MC parking slot is 5 sq.m.
TOTAL OF: 2,124 SQ.M FOR ALL PARKING SLOTS + 849.60 SQM (40% FOR
DRIVEWAY) = 2,973.6 or 2,970 sq.m for PARKING AREA.
