RAM MOHAN and Sri. M. KRISHNAM RAJU S/o. PULLAM RAJU, represented
by their AGPA holder Sri. P. RANGA REDDY S/o. LATE B.V. REDDY, (vide
rogistered AGPA document No.3902/2004, dated 06-04-2004, registered at R.O.
Ranga Reddy District, and the same’ is rectified through a registered
supplemental Agreement of Sale cum General Power of Attorney vide document

Agreement of Sale cum General Power of Attorney holder is owner of the Plot
Nos.102 to 113, admeasuring 3720 Square yards or 3109.92 Square meters, in
Survey No.32/1, situated at MADEENAGUDA VILLAGE, Serilingampally
Mandal, under GHMC, Serilingampally, Circle, Ranga Reddy District, and since
the date of purchase the said P. RANGA REDDY was in possession and
enjoyment of the said property subsequently the said plots were regularized by
the commissioner of GHMC vide proceeding No.LRS/11677/Cir-
11/WZ/GHMC/2008, WZ/GHMC/2016, dated 13-10-2016.
AND Whereas the Vendor along with other Co-owners (N. DURGA REDDY and
S. PRATAP REDDY) and Developer who have jointly entered into a Development

288.86 Square meters, Plot No.107, admeasuring 397 Square yards or 331.90
Square meters, plot No.108, admeasuring 500 Sqyards or 418.06 Square
meters, Plot No.109, admeasuring 500 Sqyds or 418.06 Squmtrs, and Plot
No.110 part, admeasuring 110 Sq.yds or 91.96 Sq.mtrs, out of 500 Sq.yds) total
admeasuring 1851.12 Sq.yds or 1547.53 Sq.mtrs, in Survey No.32/1, situated
at MADEENAGUDA VILLAGE, Serilingampally Mandal, under GHMC,
Scrilingampally circle, Ranga Reddy District.
AND WHEREAS the Vendor along with other Co-owners and Builder have
obtained construction permission from Greater Hyderabad Municipal
Corporation, vide File No.1/C11/00017/2017, Permit No.1/C11/04767/2017,
dated 24-05-2017, which has been release by Commissioner, GHMC, for
construction of Residential Apartments in the above said property consisting of
Cellar + Stilt + 5 upper floors, apartment known as “SAI KRUPA HEIGHTS”.
WHEREAS the Vendor has exccuted an Agreement of Sale Cum GPA in favour
of Sri, K, MADHUKAR, S/o. SRI. K.V. RAMAIAH, in respect of scheduled
mentioned property, Vide AGPA document No. 7414/2018, dated 03-05-2018,
registered at R.O. Ranga Reddy and the same is rectified through a Rectification
Deed vide document No.15150/2019, dated 29-08-2019, registered at R.O.
Ranga Reddy.
AND WHEREAS the Vendor through AGPA holder has offered and agreed to
sell the Semi-Finished Flat No.304 (in Third Floor) with built up area of 1120
Sq.fts., (Including common area) and Car Parking, along with an undivided
share of land admeasuring 45 Sq.yds., (Out of 1851.12 Sq.yds.,) in the building
complex known as “SAI KRUPA HEIGHTS” Block-B, constructed on Plot No.
105 part, 106, 107, 108, 109 and 110 part, in Survey No.32/1, Situated at
MADEENAGUDA VILLAGE, Serilingampally Mandal, under ~GHMC
Serilingampally Circle, Ranga Reddy District, Telangana State., to the
VENDEE(S) for a total sale consideration of Rs.24,64,000/- (Rupees Twenty
Four Lakhs Sixty Four Thousand Only) and the VENDEE(S) has/have agreed
to purchase the same, and more fully described in the ‘Schedule Property’
annexed hereto.

NOW THIS DEED OF SALE WITNESSETH AS FOLLOWS:
THAT IN PURSUANCE of the aforesaid offer and acceptance the VENDEE|S)
has/have paid the entire sale consideration of Rs.24,64,000/- (Rupees
‘Twenty Four Lakhs Sixty Four Thousand Only) to the Vendor through AGPA
holder as follow:
a) Rs.1,00,000/- by way of Cheque No.005994, drawn on ICICI BANK,
Madhapur branch, Hyderabad.
»b) Rs.19,68,000/- by way of Cheque No.785733, dated 17-10-2019, through
Loan availed from State Bank India, RACPC-II, Hyderabad.
¢)_ Rs.3,96,000/- through RTGS Ref. No.ICICR120191 11400601783.
and the Vendor through AGPA holder do hereby admits and acknowledges the
receipts of the sale consideration. Tae VENDOR do hereby convey grant and
transfer by way of absolute sale of the schedule property in favour of the
VENDEE(S),
The VENDEE(S) shall hold and enjoy the same as absolutely and forever
together with all rights, appurtenances and easements thereto. The VENDEE(S)
is/are put in actual physical possession of the schedule property to have
peaceful and amicable use and occupation of the schedule property along with
other premises owners in the complex.
‘That the rights, titles, interest have been transferred in favour of the
VENDEE(S). And the VENDOR have paid all taxes and dues in respect of the
SCHEDULE PROPERTY.
WHEREAS the SCHEDULE PROPERTY is free from all kinds of encumbrances,
charges, sales, gifts, mortgages and other court attachments ete.
WHEREAS the VENDOR further covenant with the VENDEE(S) that if the
VENDEE(S) is/are deprived of whole or any part on account of any defect in
the VENDOR title, the VENDOR shall indemnify . and compensate the
VENDEE(S) against the same.
WHEREAS the VENDOR shall indemnify and keep the VENDEE|S) indemnified
from all losses, expenses and other damages in respect of the SCHEDULE,
PROPERTY hereby conveyed.
‘That the VENDEE(S) shall hold and enjoy the SCHEDULE PROPERTY as (an)
absolute owner(s) as he/she/they like(s) without any let or hindrance either
from the VENDOR or any other person or persons whomsoever.
‘That the VENDEE(S) hereby agrec(s) to be (a) member{s) of the association to be
formed by the all Flat owners of the building complex after its completion and
the VENDEE(S) shall abide by the rules and regulations, bye-laws of the

Contd 5‘The VENDEE(S) hereby agree(s) to use and enjoy along with other Flat owners
all the common amenities including the usage of staircase, common areas,
terrace, lobbies and water facilities of the complex as enjoyed by the all other
flat owners.
‘The VENDEE(S) shall not demolish at any time or cause to be demolished
his/her/their premises or any part of the building including the common area
such as stair-case and parking area, drainages, pipes, cables, water sources,
gutters, wires and other conveniences necessary for property utility and
service for all premises owners and or shall which is likely to cause any injury
or damage to the structure of the building.
‘The AGPA Holder has already paid an amount of Rs. 1,23,200/- in the form of
Stamp Duty @ 5% at the time of execution of Agreement of Sale-Cum-GPA, vide
Registered Agreement of Sale-Cum-GPA Document No. 7414/2018, dated 03-
05-2018, Registered at R.O. Ranga Reddy. thus the AGPA Holder is availing
an exemption af Rs.98,560/- @ 4%, under Section 16 of Indian Stamp Act.
That the land affected by the document is not the assigned land as defined in
Section 2(1) Act 9 of 1977.
