GENERAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS THAT I/We, MOHD. SAMI (UID NO. 8822 9142 8401)
son of late Abdul Salam resident of 827, Balli Maran, Chandani Chowk, Delhi-110006, at
present Ladowali Road Jalandhar do hereby appoint, nominate and constitute (1) MRS. EKTA
GUPTA (UID NO. 9841 1206 5878) wife of Shri Vineet Gupta resident of D-14, Ashok Vihar,
Phase-I, Delhi-110052, & (2) SHRI RITIK GUPTA (UID NO. 5541 6843 3635) son of Shri
M.P. Gupta resident of D-14, Ashok Vihar, Phase-I, Delhi- 110052, as my/our true and lawful
General Attorney for me/us in my/our names and on my/our behalf to do and execute the following
acts, deeds and things in respect of my/our BUILT-UP PROPERTY BEARING NO.2985, from
bottom to top with roof rights up to sky, built on land area measuring 100 sq.mts., duly
fitted with all fittings & fixtures, Sector-J, Situated in the layout plan of Narela DSIIDC
Industrial Complex, Under Relocation Scheme, Narela, Delhi, with the lease hold rights of
the land underneath, (hereinafter called the Property) allotted by the DSIIDC against
Application No.52648, & by virtue of Perpetual Lease Deed executed by the
DSIIDC/President of India, duly registered as document No.9731, in additional Book No.1,
Volume No.1719, on pages from 44 to 52, on 30.09.2008, with the office of the
Sub.Registrar, Sub.Distt. No.VI-B, Delhi.

1. To manage, control, look after and supervise my/our above mentioned PROPERTY in any
manner as my/our attorney deems fit and proper.

2. To deposit and pay the lease money, house tax and other dues and demands to the
authorities concerned regarding the said PROPERTY.

3. To appear and act on my/our behalf in all the offices of the DSIIDC, MCD, Delhi Admn.,
NDPL or Local authority or any allied offices in respect of all the matters of the said
PROPERTY.

4. To apply and get the extension of time for construction, renovations, additions,
alterations etc. in the said PROPERTY in the office of the DSIIDC, New Delhi, to submit the
plan of for the construction, additions, alterations etc. in the office of DSIIDC, New Delhi as
well as in the office of the MCD or any other authority.

5. To give and file any kinds of applications, sign and verify affidavits, undertakings,
Indemnity Bond etc. for obtain the sanctioned plan/amended plan etc.

6. To appear and act on my/our behalf and to represent me/us in all the offices of the
DSIIDC, MCD, Delhi Admn., TPDDL or Local Authority or any allied offices in respect of all
the matters of the said PROPERTY.

7. To sign and get the sanctioned/amended plan of the said building from the appropriate
authority.

8. To look after and supervise the constructions of the said building and to purchase the
building materials from the Govt. Semi Govt. State Govt. or any other departments. To
obtain the quota of cement, iron, bricks and other building materials and to get the same
from the authorities concerned, to give applications and to do all other acts, deeds and
things which are necessary for the same.

9. To apply and get the electric, water, sewerage connections/ services in the said
PROPERTY from the office of the appropriate authority for this PROPERTY.

10. To submit the applications, affidavits, agreements, Indemnity Bond etc. to sign and
verify any kinds suits for obtaining the said connections in the said PROPERTY and to file
and submit the C & D forms and sign the same.

11. To deposit and withdraw the security money or any other amounts in the office of the
MCD and DSIIDC or any other allied offices for the said PROPERTY.

12. To letout the said PROPERTY on rent to any person(s) to realize the rents of the said
PROPERTY from the tenant(s) under legal separate receipts or otherwise.

13. To execute, sign and present all kinds of suits, plaints, complaints, appeals, review,
revisions, written statements, applications, affidavits, agreements, Indemnity Bond etc. in
proper courts and offices, to proceeds in all the proceedings which filed in my/our names
and against me/us regarding the said PROPERTY, to compromise and compound the case,
to withdraw them, to deposit and withdraw money, to deposit and withdraw documents,
and to issue receipts and to take every step for the same regarding the said PROPERTY.
14. To sell the said PROPERTY with the Perpetual Lease hold rights of the land to any
person(s) to execute and sign proper SALE DEED, to present the same for registration
before the Sub-Registrar, Registrar, concerned to admit the execution thereof, to receive
the consideration amount or earnest money and to handover the possession to the
purchaser(s).

15. To appoint any arbitrator in respect of any dispute regarding the said PROPERTY and to
accept the Award of the said arbitrator.

16. To engage any pleader or advocate and to conduct all sorts of cases regarding the said
PROPERTY.

17. To sell, transfer, gift & mortgage the aforesaid PROPERTY to any one and to receive the
consideration amount of earnest money to execute the proper deeds and documents and
presents the same for regn. in the office of the Sub-Registrar concerned and get the same
regd. and to admit the execution thereof.

18. To run Industry or Factory, to get any license from the appropriate authority, to
manage, control, look after and supervise the same, to enter into an Partnership Deed and
dissolve the same, to execute and sign deeds and documents in respect of the said
PROPERTY and to do all other acts, deeds and things which are necessary for the same.

19. To apply and get the Income Tax Clearance Certificate from the appropriate authority
under his own signatures for the completion of the Sale Deed of the said PROPERTY.

20. This general power of attorney shall be irrevocable.

21. To convert the above mentioned PROPERTY from the lease hold to free hold from the
office of the Lessor, to pay the conversion charges and in this regard and to file any sorts of
applications, sign prescribed forms, to sign and execute any kind of affidavits etc. etc.

22. To appoint & remove the further attorney(s).
