Dear Sirs
2. It is hereby agreed between the parties hereto that the purchase price for the
abovecaptioned property is Ringgit Malaysia Three Hundred Thousand only
(RM300,000.00) as reflected in Section 6 of the First Schedule of the Agreement.
3. It is hereby agreed between the parties here to that the deposit for the
abovecaptioned property is as reflected in Section 7 of the First Schedule of the
Sales and Purchase Agreement, which is Ringgit Malaysia One Hundred Fifty
Thousand only (RM150,000.00).
5. The balance purchase price of Ringgit Malaysia One Hundred Fifty Thousand
only (RM150,000.00) shall be paid to the Vendor within one (1) year and three (3)
from the date of this agreement / receipt of MB;s Consent approval or on any
extension of time agreed by both parties and Messrs BH KOH, SOONG, ZARIN &
PARTNERS of No. 3A, Jalan Kemajuan, 31000 Batu Gajah, Perak who is authorized
by the parties hereto to hold as stakeholder the balance purchase price or any loan
sum to be released by the Purchaser.
6. Both parties to the Sale and Purchase Agreement and this Supplementary Letter
Of Agreement Cum Undertaking agreed that the mode of payment of the balance
purchase price of RM150,000.00 will be made by instalment and loan as shown
below:-
(a) The balance purchase price of RM150,000.00 will be paid by instalment starting
from January 2023 with a monthly instalment of RM2000.00 pending the release
of the loan by the financier which finance the purchase of the said property;
(b) The validity of the instalment will extend to the month of December, 2023.
7. In the event of the termination or rescission of the SPA, it is hereby agreed that any
sum which has been paid or payable pursuant to the SPA and or this Supplementary
Letter of Agreement cum Undertaking shall be treated in accordance with the Default
Remedies as provided under Clauses 6 and 7 of the SPA.
8. It is hereby agreed that the purpose of this letter is to facilitate the completion of the
sale and purchase of the abovementioned properties and it shall not be in any
circumstances discharge, vary, amend or reduced the duties and obligations of the
parties hereto as provided in the agreement.
