CONTRACT OF LONG-TERM LEASE

KNOW ALL MEN BY THESE PRESENTS:

This contract of lease made and executed on this _th day of _________________, 2020 by and between-

Mary Joyce Mandado Komlos, Filipino of legal age, married to ALBERT KOMLOS, and presently residing at
Santolan Homes Phase 2. Gen. T De Leon, Valenzuela City, hereinafter referred to as “LESSOR”;

and

________________________of legal age, __________________ citizen and with residence at

___________________________________________________________, hereinafter referred to


as “LESSEE”.

WITNESSETH THAT-

WHEREAS, the LESSOR is the owner of a residential “Mariella Duplex Premium” unit at VERONA subdivision,
particularly Unit at Phase 3, Block 39, Lot 03, brgy. Lumil, Silang, Cavite, hereinafter referred to as the
Residential Unit; WHEREAS, the LESEE expresses desire and or intention to occupy and rent the said residential
space for a short period only,

specifically from ___________________, 2020 to _________________, 2021 only.

NOW THEREFORE, for in consideration of this contract, the herein, parties voluntarily and mutually agreed to
the following terms and conditions, covenants and stipulations as stated herein this 6 page Lease:

• TIMEFRAME - This LEASE shall be for a period of 12 Months only to commencse from October 1, 2020
to September 30,2021. It maybe renewed upon mutual agreement of the parties and The LESSEE must
signify her intention to renew the contract of lease by serving written notice to the LESSOR at least 60
days prior to the expiration of this Contact of Lease.

• RENTALS PAYMENT and DEPOSIT – For the use of the premises, the Lease shall require a monthly rent
amounting to Eighteen thousand pesos (Php.__18,000__). This must be paid in Philippine Currency,
during the entire term of this lease. Upon signing of this Contract of Lease, the LESSEE shall pay the
amount of ____________ thousand pesos (Php. _____________). This payment is to be collected
upon arrival and signing of this contract is for the Lease on following one (2) Months security deposit
and one (1) month advance rental fee then 11 Post Dated Checks on month of ____________ 2020
until ______________ 2021 only.

• Water Charges should be paid on or before 27th of the month at the Billing department at
Verona administration office, on the 1st floor above the Buko Pie shop, next to the Caltex
gas station.
• Electricity Charges should be paid on or before 27th of the month. Payments can be done
through bayad center, LBC, Online Banking or MERALCO WEBSITE Online.
• LATE PAYMENTS .Monthly due date is every 30th of the Month. If the LESSEE did not pay
until 2 weeks, this will be consider as violation and the LESSOR can terminate the contract of
the LESSEE.

Security deposit is Guaranteeing the faithfulness performance of all the terms and conditions of the
lease including unpaid utilities aside from natural wear or tear upon termination of the Contact of
Lease. The LESSOR shall deduct such unpaid utilities or damages or any loss in the leased premises,
from the security deposit and refund the balance, if any, to the LESSEE with in thirty (30) days after the
termination of the lease Contract. The security deposit shall not in any manner release the LESSEE for
any unpaid rent. Please refer to “ANNEX A” for the list of item inside the lease premises. The advance
payment shall be applied as rent or the 12th month’s rent Contract only.

• WATER, ELECTRICITY AND DUES – Water bill,electric bill and dues charges and etc shall be provided by
the LESSEE. The LESSEE needs to send a proof of the payment every month to my personal email
address: “Joycemandado@yahoo.com”

• CLEANING THE HOUSE


The Lessee agrees to make sure the house is thoroughly cleaned, especially areas such as
bathroom (no clogged in the toilet), kitchen (no clogged sink) .

• INSPECTION OF THE PREMISES – The LESSEE agrees to cooperate with the LESSOR in keeping the said
Premises in good tenantable condition. The inspection of the Premises shall be conducted every
Month and upon contract termination. The LESSOR will notify the LESSEE for the exact day of visiting
to coordinate for the mutual availability.

• RESIDENTIAL PURPOSES – The Leased Premises shall be used only for the residential purposes of the
LESSEE. The Leased Premises may not be SUB-LEASED.

The LEASED PREMISES shall be used exclusively by the below people only.

The LESSEE shall use the leased premises strictly in accordance with Verona Subdivision rules, imposed
by VERONA, brgy. Lumil, Silang, Cavite, for the safety and order of Leased Promises.

PARTY, EVENTS OR GATHERINGS. The LESSEE agrees to inform the LESSOR first for any planned events
inside the house.

• IMPROVEMENT – The LESSEE shall not make any major structure change, alteration or improvement in
the Leased Premises without the prior written consent of the LESSOR. However, any alterations or
improvements in the Leases Premises made or introduced by the LESSEE with the consent of the
LESSOR, shall upon the termination of the contract become the property of the LESSOR, without any
obligation of the LESSOR to pay or refund its value or cost to the LESSEE.

1. Lessee requested to put a split type aircon on bedroom number 2 and this is approved.

• SANTATION AND REPAIRS – The LESSEE shall keep the Leased Premises clean and in original conditions
and shall take good care of the unit and keep it in very good condition at all times.

The LESSOR shall be responsible for all major repairs on the water, electrical, and sewage installations
caused by ordinary wear and tear, if any, except repairs due to the fault or negligence of the LESSEE,
including LESSEE’s guests or visitors, if any. It is upon the discretion of the LESSOR whether the entered
house walls,gates,veranda and etc should be re-painted or not. Other request must be request to the
LESSOR first.

• CARE OF THE LEASED PREMISES - The LESSEE has inspected the Leased Premises and found the same
to be in good and tenantable condition.

• The LESSEE shall at his/her expense maintain the Leased Premises in clean and original conditions and
take good care of the facilities/utilities, leaving them at all times in very good condition, free from
noxious odor, disturbing noises or other nuisances. Upon expiration of the Lease, the LESSEE shall
surrender/return the premises and fixtures in as good condition as they were actually found at the
beginning of the Lease, ordinary wear and tear expected.

• The LESSEE shall be responsible for the replacement of electric bulbs and other fixtures.

• The LESSEE shall not drive nails, screws, hooks and other sharps in the walls, frames or other portion
of the building, nor in any manner deface any part of the Leased Premises or the building. Any damage
caused or done by the Lessee, should be reimburse equivalent to their first advance deposit. Any
additional damage or damage exceeding the amount of the first deposit, the lessee is obligated to
cover all additional expenses incurred.

• CONDITION OF PREMISES. On or before the Termination Date, LESSEE shall remove all of its personal
property; repair all damages in and to the Premises as to match the originally handed over condition;
replace all the missing items as from the start date of rental until the last date of stay; broom swept clean
condition, deliver the keys of the Premises to the LESSOR and vacate the Premises in good behavior as is
required under the Lease with respect to surrender of the Premises at the end of the term. EVERYTHING
MUST BE CLEAN AND ORGANIZED AGAIN BEFORE THE LESSEE VACATES THE PROPPERTY.

The LESSEE requested to pull out the Samsung Refrigerator and Panasonic Washing Machine with their own
expense and the LESSEE agrees to deliver it to LESSOR’s Home Address at Valenzuela City. Upon end of the Contract
or Termination of Contract, The LESSEE agreed to return back all the items that was pulled out back to the house at
VERONA SUBDIVISION Phase 3 Block 39 Lot 3.

• FIRE HAZARD AND OBNUXOIS SUBSTANCES – The LESSEE shall not bring or store anything highly
flammable by nature in to the Leased Premises; nor install any apparatus, machinery or equivalent
which may cause obnoxious tremors or noise; nor expose the Leased Premises to fire; nor increase the
fire hazard of the building.
• THIRD PARTY LIABILITY – The LESSEE shall during his/her occupancy of the Leased Premises hold the
LESSOR free and harmless from any damage and liability or responsibility to any person or property
arising out of consequences of the use of the Leased Premises by the LESSEE, family member, guest or
visitor. If such damage or liability is caused by fortuitous events or act of God like typhoon,
earthquakes, floods, etc; which are beyond control of the LESSEE, the later shall not be liable to the
LESSOR.

• LESSORS’ COVENANT -The LESSOR binds itself to ensure, maintain and defend the right of the LESSEE
to the full enjoyment and possession of the Leased Premises during the entire term of this Lease; to
allow the LESSEE full access to the Leased Premises.

• END OF TENANCY - The Lessee agrees to make sure the house is well cleaned and disinfect before
leaving. All written on the Annex A must be still in good condition, complete and all in good condition.

• EVENTS OF DEFAULT -The following shall be deemed as events of default by the LESSEE:

• Failure to pay the monthly rentals and/or any of the payments/expenses which are required
under this Contract to be paid by the LESSEE on due date.
• Failure of the LESSEE to comply with any of the terms and condition of this Contract.
• Abandonment by the LESSEE of the Leased Premises: It is hereby understood that the LESSEE shall
be considered to have abandoned the Leased Premises should the LESSEE be in arrears in the
payment of leased rental and/or other accounts provided herein for a period of two (2) months;
or have the Leased Premises be closed for business or remain unused for the same period without
notice of closure to the LESSOR.

Should any of the above mentioned occur the lessor has the right to terminate the contract right away.

• PRE-TERMINATION OF CONTRACT - In the event that the LESSEE shall pre-terminate this Contract
before the date of expiration, The LESSEE must pay Two (2) months' worth of rental fee to the lessor.
Furthermore, the Lessee must be aware that the unit would be available for viewing or next lease from
the specified pre-termination date and onwards.

• COMPLIANCE WITH OBLIGATIONS – The LESSEE shall be responsible for all obligations under this Lease
through and including until the Termination Date, without limitation, LESSEE’s obligation to pay rent;
Internet, water and electricity charges monthly, as owed under this Lease.

• FOR SAFETY REASONS, SMOKING IS STRICTLY PROHIBITED INSIDE THE RESIDENTIAL UNIT.
