This Contract ("Agreement") is made and entered into on this 29th day of MAY, 2024 Effective Date by
and between:

MR. NAEEM AHMAD SWATI Muslim, adult, is holding C.N.I.C. No. 15701-8574058-9, Resident of
Resident of HOUSE NO 60 STREET NUMBER 1 JAM SADIQ ROAD LOWER GIZRI SOUTH KARACHI
hereinafter referred to as the “BUILDER” (which terms & conditions shall mean and include his
respective heirs, executors, successors-in-interest, legal representatives, administrators, attorneys,
agents and assigns) of the ONE PART
PURCHASER:
MS. NASEEB ULLAH ISHANGI Muslim, adult, holding C.N.I.C. No. 42101-9875201-6, Resident of House
NO 24 STREET NO 11 SOHRAB GOTH MALIR KARACHI, hereinafter referred to as the “PURCHASER”
(which terms & conditions shall mean and include her respective heirs, executors, successors-in-interest,
legal representatives, administrators, attorneys, agents and assigns) of the SECOND PART
Recitals:
WHEREAS, the Builder is the developer of an apartment project known as "Dream City" located in
adjacent to Shah rah-E-Faisal, at just walking distance from Jinnah International Airport Terminal Karachi
WHEREAS, the Client desires to purchase an apartment unit consisting of 780 square yards, corner
facing, with a separate parking area in Dream City;
WHEREAS, the Builder agrees to sell and the Client agrees to purchase the said apartment unit under the
terms and conditions set forth in this Agreement.
Now, therefore, in consideration of the mutual covenants and promises herein contained, the parties
hereto agree as follows:
2. Purchase Price
The total purchase price for the apartment unit is PKR 3,60,00000 (the "Purchase Price").
3. Payment Terms
Initial Deposit: The Client shall pay an initial deposit of PKR 6000000 upon execution of this Agreement.
Installments: The remaining balance of the Purchase Price shall be paid in 24 equal monthly installments
of PKR 1250000 each, starting from the 1th day of july, 2024.
Final Payment: The final payment shall be made upon completion and before possession of the
apartment unit.
Any deviation from the agreed specifications shall be rectified by the Builder at no additional cost to the
Client.
The Builder shall convey the title of the apartment unit to the Client upon full payment of the Purchase
Price and completion of all obligations under this Agreement.
The Client shall be responsible for any taxes, fees, and charges applicable from the date of possession.
In case of termination, the Builder shall refund all payments made by the Client, less any costs incurred
by the Builder due to the Client's default.
10. Dispute Resolution
Any disputes arising out of or in connection with this Agreement shall be resolved through arbitration
conducted in accordance with the rules of the (Arbitration Body) in CLIFTON KARACHI (Location). The
decision of the arbitrator shall be final and binding on both parties.
13. Amendments
Any amendments or modifications to this Agreement must be in writing and signed by both parties.
14. Notices
All notices under this Agreement shall be in writing and sent to the addresses mentioned above, either
by certified mail, return receipt requested, or by email with confirmation of receipt.
15. Miscellaneous
Waiver: The failure of either party to enforce any provision of this Agreement shall not be deemed a
waiver of such provision or the right to enforce it thereafter.
Severability: If any provision of this Agreement is found to be invalid or unenforceable, the remaining
provisions shall continue in full force and effect.
In Witness Whereof, the parties hereto have executed this Agreement as of the day and year first above
