DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Donation made and executed in Quezon City, Philippines by:

GINA CORAZON GUINA CRISANTO, widow, Filipino, of legal age, and a resident of 49 Jose
Abad Santos Street, Heroes Hills, Quezon City, hereinafter referred as the DONOR;

- in favor of -

JOSEPH CHRISTOPHER GUINA CRISANTO, married, Filipino, of legal age, and a resident of
49 Jose Abad Santos Street, Heroes Hills, Quezon City hereinafter called the DONEE;

WITNESSETH:

That DONOR is the mother of the DONEE. On 17 May 2020, the DONOR’s husband, who is likewise
the DONEE’s father, Edgardo Imperial Crisanto, died intestate leaving several real properties in favor
of his legitimate wife and legitimate son, as described in the Deed of Extrajudicial Settlement with
Waiver of Rights and Interests, dated 24 June 2021.

That among the properties included in the Deed of Extrajudicial Settlement with Waiver of Rights and
Interests are: a) Condominium Certificate of Title No. 004-2018017705 with the following details:

AVIDA TOWERS VITA IN VERTIS NORTH – TOWER 1

Floor Number: 7/F

Unit Number: 1-726

Total Unit Area: 37.03 Sqm.

Unit Type: 1 BEDROOM

and b) Condominium Certificate of Title No. 008-2022002457

AVIDA TOWERS CENTER – TOWER 3

Floor Number: 10/F

Unit Number: 3-1007

Total Unit Area: 23.07 Sqm.


Unit Type: Studio

That the said properties were acquired while the DONOR was married to Edgardo Imperial Crisanto
through their own personal money, and as such, the said properties constitute absolute community
properties of the DONOR and Edgardo Imperial Crisanto.

That, in the Deed of Extrajudicial Settlement with Waiver of Rights and Interests, the DONOR
generally waived her intestate share which resulted in the DONOR and the DONEE being co-owners
of said properties in a 50:50 proportion, wherein the co-ownership of the DONEE is composed of his
share in the inheritance as a legitimate child of Edgardo Imperial Crisanto and his acquisition of the
DONOR’s share in the inheritance as a legitimate wife by virtue of the DONOR’s general waiver while
the co-ownership of the DONOR is composed of her conjugal share which was not covered by the
Waiver.

That the DONOR would like to consolidate the ownership of the aforesaid properties under the name
of the DONEE.

That for and in consideration of the love and affection of the DONOR for the DONEE, the said
DONOR, by these presents CEDE, TRANSFER, and CONVEY, by way of Donation Inter Vivos unto
the said DONEE her conjugal share in a) Condominium Certificate of Title No. 004-2018017705 and b)
Condominium Certificate of Title No. 008-2022002457,

That the DONOR do hereby state for the purpose of giving effect to this donation that she has
reserved unto herself sufficient property to support herself in a manner appropriate to her station.

ACCEPTANCE

That the DONEE does hereby accept the foregoing donation of the DONOR’s conjugal share in a)
Condominium Certificate of Title No. 004-2018017705 and b) Condominium Certificate of Title No.
008-2022002457 from the DONOR and for which he expresses his sincere appreciation and gratitude
for the kindness and liberality shown by the DONOR.

IN WITNESS WHEREOF, we have set our hands this ____ day of _________ 2024 at ______
