8
Design Philosophy
••••••

CHT International’s design philosophy embodies a

commitment to systems that are economical in first cost,
have optimum energy consumption commensurate with the
application and are easy and economical to maintain the key
component of this philosophy is simplicity of design.
The firm spends considerable effort evaluating system types,
methods of conserving energy, materials and equipment to
establish the economic areas for use of different systems and
the degree of quality required in individual components for
reliable low-maintenance operation.
The capital, operating and maintenance cost of systems
produced on this basis has been consistently less than the
cost of other comparable systems.
We seek to keep the client fully informed at all stages and to
actively involved the client in decisions on available options
to ensure that he is able to make an informed decision on
items such as the degree of flexibility provided and
incorporation of features that provide operating economy.
In all disciplines provided by CHT International, key
personnel have had extensive contracting experience which
has created an acute awareness of the necessity for design
to be practical and easily installed.
The concepts developed by the firm and applied successfully
on major projects have been recognised in numerous
engineering design, energy and building industry awards.
Emphasis is placed on detailed coordination during the
design phase between the services and coordination of these
services with structural and architectural features.
CHT International has a reputation for producing high quality
building services systems and integrated engineering
solutions at competitive prices. This has been achieved by
adopting a considered design approach which matches
system capacity to identified load requirements. Excess
capacity is never provided “just in case”, rather flexibility is
incorporated by ensuring that services systems are really
extended or supplemented as operational requirements
change throughout the life of the facility.
CHT International does not require the tendering contractors
to accept responsibility for the design and thus the need for
contractors to do a detailed design check or make
allowances for “unknowns” is eliminated.
• • • • • •

9
Involvement of Principals
Within CHT International each major division is managed by
a senior engineer with established experience and expertise.
The managers are assisted by project engineers and
draftspersons who are selected to perform particular tasks
relevant to their skills.
Managers and the appointed Director in charge will be
actively involved in this project for its whole duration to
ensure that engineering quality is maintained, time
programmes are met and budgets achieved.

Cost Control
The ability to design engineering systems within established
budgets is a key feature of CHT International’s approach to
engineering design.
In the initial phases of the works, cost estimates are prepared
on a global or area basis to align with the sketch design.
These costs are subdivided into various areas to be used as
a basis for future cost comparisons.
As the design development proceeds, the engineering
elements are costed and compared with initial area
allowances and, if appropriate, agreed adjustments are made
or alternative design solutions are prepared.
During the detailed design phase the engineering
components are costed by elemental take-off and again
compared with previous cost allocations.
Finally, a pre-tender estimate is prepared on a similar basis
to a contractor’s take-off to establish that agreed budgets are
achievable.

10
Computerisation
All drawings will be prepared on the CHT International’s
Computerised Drafting System.
CHT International has available:

▪ 60 nos. of AutoCAD workstations

▪ 10 nos. of AutoCAD Revit MEP Suite;
▪ Plotting devices including colour plotter.

CHT International has also adopted the Building Information

Modelling (BIM) Methodology with a dedicated BIM team with
workstations running on the Autodesk Revit MEP software.
All workstations are connected to the office’s Windows
network and are able to transfer files electronically via the
internet.
CHT International has also developed in-house computer
programmes for Heat Load, Duct and Piping Design, Lighting
Design, Fault Level Calculations etc.
Proprietary programs such as Cala, Carrier E20, ESP2, Ice
Storage Evaluation, Power Pac and PDNP are also used.
Application software including Elevate Elevator Traffic
Analysis and Simulation Software and Dialux Lighting Design
Software are also available.
One of the most interesting emerging technologies is CAD-
based Facilities Management systems. These systems
replace the conventional paper-based “as-installed”
documentation by storing all data on a CAD system, with an
associated database of relevant information. We have
recognised the future importance such systems will have with
the ongoing management and maintenance of a service-
intensive project and have recently invested substantial time
in researching these systems.
CHT International is also connected to the world of internet
via high speed Dedicated Digital Internet Access (DDA). Our
international offices are able to communicate and exchange
electronic documents via email and our dedicated Files
Transfer Protocol (FTP) site.

programs unique lighting interface allows us to import
photometric data available from lighting manufacturers and
render the lighting effects within the space. The flexibility and
performance of the program allows us to rapidly test various
lighting and material combinations to obtain the desired
visual effects.
Daylight analysis can also be done to determine the levels of
natural light that would be available within a space at various
times of the day and throughout the year.
CHT International has a proven track record in applying the
technology available to produce solutions that have been
pleasing to our clients and acknowledged by our peers.
• • • • • •

12

usage and to achieve lower operating costs for mechanical
and air conditioning systems.
The Carrier E20-II is a computer software designed for HVAC
system design and analysis. It performs functions such as:
cooling and heating load estimation, duct system design,
piping design, building energy use analysis, lifecycle
economic analysis and others. The primary function of the
software is to provide a fast and accurate way of calculating
the cooling capacities of the building.

13
Building Information Modelling (BIM)
for MEP Engineering
Building Information Modelling (BIM) is a building design
and documentation methodology based on coordinated,
reliable, high quality information. It enables design and
construction teams to create and manage information about
a building project consistently and reliably across the scope
of the project.
The development of the BIM methodology enables design
professionals to capture information about a building and
present that information in 2D and 3D, schedules, or in other
relevant formats.
By adopting BIM,
architects, engineers,
contractors and owners
can easily create
coordinated designs and
documentation; use that
information to accurately
predict performance,
appearance and cost; and
with reduced coordination
errors.
The Autodesk Building Design Suite software acquired by
CHT International is purpose-built for BIM. We have
developed an in-house team to harness the full potential of
BIM for the construction industry in several areas.

ACMV Design Analysis

Adopting BIM for ACMV designs has helped us to automate
several processes with more accurate results. Duct sizing is
automated using software which is calibrated to CHT
International’s design standards.
The built-in information
in our 3D models also
enables us to check our
designs more
thoroughly. Example,
color legends are used
effectively to study
relevant information
such as velocity and
friction. Total duct area
required for construction can also be extracted instantly
from our models.
• • • • • •

14
Circuiting and Lighting Simulation
Using BIM technology,
CHT International has
managed to improve the
process of circuiting
design. Lighting and
electrical fixture models
are developed in CHT
International to
automatically calculate
electrical loads from the
3D design model directly.
This saves us time in doing
tedious calculation work and also prevents human error
when done manually. Electrical schedules are then
generated to aid in producing electrical single line diagrams.
Going a step further, our
lighting designs can
then be used for a
comprehensive lighting
simulation study. CHT
International utilizes
the latest technology in
the market to conduct
these analysis using our
3D models. Clients can
then be presented with our design intentions clearly before
it is even built.

Piping Design Automation

CHT International uses
BIM to automate piping
design as well. Pipe works
modelled to industry
standards are developed
in-house to ensure that
coordination is done
accurately during our
design process. Time
demanding works such as
flow calculations and pipe
sizing are also automated
to ensure we deliver our work fast and to the highest quality.
For example, sprinkler layouts can be auto-generated with
our BIM plugin software. Similarly as duct design, built-in
information in our piping system can also be used for quick
analysis and quantity take off.

15
Integrated Environmental Solution (IES)
for MEP Engineering
Integrated Environmental Solution (IES) is a software packed
with a plethora of computing modules that are commonly
used in building analysis. These range from energy
consumption analysis, heat load analysis, artificial and
natural lighting simulations as well as elementary
computational fluid dynamics (CFD) capabilities.
CHT International has invested in IES to enhance the speed
at which preliminary / detailed air conditioning system
design are carried out and to provide a more presentable
depiction of results as opposed to the usage of conventional
reports.

Heat Load Analysis & ACMV System Design

Time intensive heat load calculations can be easily
generated using a combination of modules on the IES
software. This reduction in time helps improve capability of
the company in churning out option studies effortlessly as
opposed to regular heat load calculation methods.
Cooling load requirements for different spaces are
presented in an organised and easily comprehensible
fashion via the heat load report generated from the software.

Sizing of air conditioning units can be done at a faster rate

with the IES software. Air conditioning systems can be
designed for typical spaces easily without the need to
individually size systems for different spaces. This
significantly improves the productivity of the overall design
work process.

Building Energy Simulation

Tariff and building energy analysis on the building can be
done with ease using IES. Reports can be generated to
indicate the energy consumed by major equipment in the
building as well as the utility rates required to run these
equipment. CHT International intends to use this as a value
engineering tool to evaluate different design options. This
feature can also be used to carry out energy audits of existing
buildings.
• • • • • •

16
Solar Exposure Analysis
The ability to carry out solar energy analysis on the building
allows CHT International to provide the client with preliminary
feedback on the best orientation of the building to reduce
solar load on the larger surfaces of the building which
indirectly translates to a more efficient building.
The results from the
solar energy
analysis are
incorporated to the
heat load simulation
to provide a more
accurate
representation of the
results obtained as
both building
orientation and
weather data are
factored in.

Computational Fluid Dynamics (CFD)

With the CFD module in IES, CHT International is able to
provide clients with air flow as well as temperature
stratification analysis in a particular space. This can be
beneficial in evaluating the temperature profile at different
locations and heights of a space under investigation.
Visualisation of air flow movement in the space can be
beneficial in assessing the percentage of people dissatisfied
in a space translating to better

17
Fire and Life Safety
The Uniform Building
By-Law of Malaysia
(UBBL) has onerous
conditions in terms of
Fire and Life safety
aspects associated with
Building complexes.
CHT International has
developed a good
understanding of the UBBL from a Fire and Life Safety view
point and has provided well researched engineered
solutions utilising the latest software that have not only met
the basic UBBL requirements but have resulted in significant
capital cost savings for Clients.

Lift Design
CHT International's Vertical Transportation Software is
vendor independent and allows lift requirements to be
established without reference or commitment to a particular
lift company.
A range of lift solutions,
including comprehensive
cost benefit analyses, can
be quickly produced for a
particular concept. The
software enables CHT
International to interact
with the Architect through
the concept design phase
to optimise the
architectural/vertical
transportation equation Calculation output includes:

▪ Lift performance characteristics;

▪ Lift motor room dimensions; and
▪ Lift core dimensions and layout.

The software not only facilitates the design selection, but by

allowing numerous performance criteria to be evaluated
allows the designers to select the optimum number of lifts
required to achieve the desired level of passenger service.
