DEED OF ABSOLUTE SALE

OF A PORTION OFREGISTERED LAND

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE OF A PORTION OF REGISTERED

LAND made and entered into by and among:

KAREEN L. BISWILAN, married to WINCY S. BISWILAN, of legal ages,

Filipinos and residents of Cruz, La Trinidad, Benguet, hereinafter referred to as
the VENDORS,

- in favor of -

NOIME TANGPEP MULLOZ, of legal age, single, Filipino and a resident

of Capinitan, Sabangan, Mt. Province, hereinafter referred to as the VENDEE.

WITNESSETH: THAT

The VENDORS are the registered and absolute owner of a portion of

registered land located in La Trinidad, Benguet, consisting of an area of NINETY
SQUARE METERS (90 sqms.), and covered by TRANSFER CERTIFICATE OF
TITLE NO. 016-2010000864 issued in the name of the VENDORS by the office of
the Register of Deeds for the Province of Benguet, which parcel of land is more
particularly described as follows:

“ A parcel of land (Lot A-4-A-1, Psd-CAR-018570) being a

portion of Lot A-4-A, Psd-CAR-018138; situated at rurban code
131110, Barangay of Buyagan, Municipality of La Trinidad,
Province of Benguet, Island of Luzon. Bounded on the N., along
line 4-1 & E., along line 1-2 by Lot A-4-A-2 of the subd. Plan; on
the S., along line 2-3 by Lot A-4-F, Psd-CAR-018138 (Road Lot); on
the W., along line 3-4 by Lot A-5, (LRC) Psd-9011.

Beginning at a point marked “1” on plan being S. 52 deg.

24’ W., 366.15 meters from Triangulation Station “TRINIDAD”,
La Trinidad, Benguet, to corner 1, thence;

S. 00 deg. 51’ W., 9.50 m. to point 2;

N. 89 deg. 08’ W., 9.08 m. to point 3;
N. 03 deg. 43’ W., 9.63 m. to point 4;
S. 88 deg. 35 E., 9.85 m to point of
beginning.
 Containing an area of NINETY (90) SQUARE METERS,
more or less. All points are marked on the ground by PS. Cyl.
Conc. Mons. 15 x 40 cms., bearings true; -xxxxxxxxxxxx-“

The VENDORS, for and in consideration of the sum of FOUR HUNDRED

NINETY FIVE THOUSAND (Php. 495,000.00) PESOS Philippine Currency, to
them in hand paid by the VENDEE, and the receipt of which is hereby
acknowledged by the VENDORS to their entire satisfaction, the VENDORS, by
these presents, hereby SELLS, CEDES, TRANSFERS AND CONVEYS, absolutely
and unconditionally, unto the VENDEES, their heirs and assigns the above
described parcel of land, free from all liens and encumbrances.

That the requirement under Art. 1623 of the Civil Code has been complied
with.

IN WITNESS WHEREOF, the parties have hereunto signed this DEED

OF ABSOLUTE SALE OF A PORTION OF REGISTERED LAND today, August
___, 2011 in the City of Baguio, Philippines.

ACKNOWLEDGMENT

BEFORE ME, a notary public, for and in the City of Baguio, Philippines, this ___
day of August, 2011, personally appeared the above-named persons, personally
known to me/have been identified by me based on competent evidence of
identity to be the same persons who executed the foregoing instrument; that they
acknowledge to me that their signatures on the same instrument were
voluntarily affixed by them and their witnesses in my presence for the purpose
stated; and that they further declare that they executed the same as their free and
voluntary act and deed.

This instrument consists of two (2) pages including this page on which this
acknowledgement is written, signed by the parties hereto, together with their
two instrumental witnesses on each and every page hereof.

ACKNOWLEDGMENT RECEIPT
 We, KAREEN L. BISWILAN & WINCY S. BISWILAN received from
NOIME TANGPEP MULLOZ, the amount of FOUR HUNDRED NINETY FIVE
THOUSAND (Php. 495,000.00) PESOS Philippine Currency as full payment of a
portion of registered land located in La Trinidad, Benguet covered by
TRANSFER CERTIFICATE OF TITLE NO. 016-2010000864.
