HOUSE PURCHASE SALE PROPOSAL

PROPOSED OFFER FOR SALE OF THE PROPERTY LOCATED IN QUINTA ENSENADA #98, FRACC SANTA BARBARA, VILLA DE
POZOS S.L.P., ON THE ONE PART, MR. MIGUEL GARCIA ESPINOSA AND MRS. ANA ELIA PEREZ SUAREZ WHO HEREIN AND FOR
ALL PURPOSES WILL BE REFERRED TO AS “FUTURE SELLER”, AND ON THE OTHER PART, MR. TANG, JEFFREY TAK KUEN WHO
HEREIN FORTH AND FOR ALL PURPOSES SHALL BE REFERRED TO AS THE “FUTURE BUYER”, IN ACCORDANCE WITH THE
FOLLOWING DECLARATIONS:

First. Recognition. - The “FUTURE BUYER” declares that he knows the location and conditions in which the property is
currently located, its characteristics and specifications.

Second. Price and method of payment. The purchase-sale offer is for the amount of $1,950,000.00 (ONE MILLION NINE
HUNDRED AND FIFTY THOUSAND PESOS 00/100 M.N.) paid as follows:

● First Payment: $195,000.00 (ONE HUNDRED AND NINETY-FIVE THOUSAND PESOS PESOS 00/100 MN) no later than June 15,
2024 and upon signing the purchase and sale contract by electronic transfer.
● Second Payment $1,755,000.00 (ONE MILLION SEVEN HUNDRED FIFTY-FIVE THOUSAND PESOS 00/100 MN) by electronic
transfer upon signing the final deed within a period of no more than 60 calendar days.

Third. Validity. The offer presented will be valid for 5 days from the date of this instrument, and where appropriate the
“FUTURE SELLER” may request an extension of up to 2 additional days.

Quarter. Additional considerations. The physical delivery of the property will be made upon signing the deed of sale.

READ AND ACCEPTED by the parties, they sign it in the City of San Luis Potosí, on the Juny 10th, 2024.
