RENTAL AGREEMENT

This rental agreement executed at Chettikulam on 21st December 2023 between

Mr. Vimal P (Aadhaar No : 9687 3309 2745, Mobile No 94871 49152) S/o
Shri Paramasivan, Residing at No. 3C, Siruvani, Anuvijay Township , Chettikulam
Post, Turnelveli - 627120 (First Party),

AND

M/s. Kottapalli Engineering and Construction Pvt Ltd, office Door No.
11/281H, Srirenganarayanapuram, Chettikulam Post, Radhapuram Taluk,
Tirunelveli District – 627120., represented by its Authorised Signatory Mrs. Biji
Mathew (Managing Partner ) Aadhaar No : 3921 9242 1746, Mobile No, 96568
76590, W/o. Mr.Tity Abraham , Kottuppallil House, Vakayar P O Konni Pin ;689698

TENANT HOUSE OWNER

The terms “HOUSE OWNER” (1) and “TENANT” (2) Wherever the
context so requires or admits shall mean and include their respective heirs,
executors, administrators, legal representatives and assigns;

NOW THE HOUSE OWNER AND TENANT HEREBY agree to the following
terms and conditions:

1. The agreement shall deem to have come into force on the data of signing of
this agreement 11 (Eleven) months from 21st December 2023 to 20th
November 2024.

2. The monthly rent for the schedule mentioned apartment shall be Rs. 4,500
(Rupees Four Thousand Five Hundred only) per month according to the
English Calendar month and shall be payable on the First week of every
succeeding calendar month. The rental amount can directly be paid to
Mr. Vimal (1st Party).

3. The tenant has paid to the House Owner a sum of Rs-5,000 (Rupees Five
Thousand only) by way of Cash which shall be either adjusted finally towards
any arrears of rent of returned to the Tenant on the Expiry of the rental period
without interest.

4. The Tenant shall use the House premises for commercial purpose only (like
Office).

5. The Tenant shall maintain the schedule mentioned premises in a good


condition and repair and deliver the same. The Tenant shall also deliver the
vacant possession of the schedule motioned premises together with all the
amenities provided by the House Owner and the electrical fittings repair and
restore at his cost to their original condition.

6. The Tenant shall not fix up any additional fittings or put up additional
structures of make any alternations in the –premises without the written
consent of the House Owner.

7. The Tenant shall not sub-let schedule mentioned premises wholly or partially
to any other third party.

8. The Tenant has to pay the Electricity, water and gas consumption charges as
per meter readings and also other amenity charges whatsoever it may be,
should also be borne by the tenant.

9. The tenant should give advance notice at least One Week in advance, in
case he wants to vacant the house. The House Owner similarly should give
advance notice at least One Week, if he wants it for his personal use or for
other purposes.

10. That if the tenant defaults in paying the monthly rent consecutively for two
months this agreement shall be terminated and he shall be evicted from the
above mentioned apartment.

11. Painting of the wall, windows and doors must be maintained in good condition
while handing over it must be observed.

12. That the security deposit amount will be refundable to the Tenant after
deducting if any arrears of rent, electricity consumption charges any due or
any repair and maintenance cost of the items and building while vacating the
premises by the Tenant.

IN WITNESSES WHERE OF THE HOUSE OWNER AND THE TENANT HAVE SET
THEIR HAND AND SEAL THE DAY, MONTH AND YEAR FIRST ABOVE WRITTEN.
