Hi Umesh,

The possession has been delayed forever. I was originally promised possession in Dec 2020. Further, it was 100% confirmed from
ruparel end that possession would be granted in Dec 2022, again there was a delay.

Request you to grant me refund since there can't be trust placed on ruparel for possession related commitment.

Hi Naren,

It may be noted that I have opted for the subvention scheme for which I was charged more amount. To give you a background, in the
subvention scheme, the builder pays the Pre EMI interest, I hope Ruparel knows the meaning of the subvention scheme or despite
knowing the meaning they are not complying with it. Despite opting for subvention scheme Ruparel is not paying the Pre EMI

Request you to look at the repetitive default made by Ruparel as highlighted below. Request you to grant the refund at the earliest
and stop the delay. Despite repeated reminders to the top authorities there is no action which suitably explains the repeated
defaults by Ruparel. Mr. Naren, I am informed that you are an Escalation authority but the escalation authority never takes any action
which says a lot about the company's policy and forever delay and non compliance by the company.

This is in reference to the Pre-EMI payments ("payment") made by me on behalf of ruparel since ruparel wasn't able to
make the payment thereby not fulfilling its commitment. I have encapsulated the payment details for which Ruparel

clarity on it. This is my hard earned money which is taken away by Ruparel becuase it is not fulfiling its committment and it is not
giving me any clarity. And you are asking me to wait till handover date which was originally Dec 2020 and even after 4 years of
delay there has not been any handover. And till the handover the due amount which is presently Rs 5,50,000 will only be added
and become 10 lakh plus and Ruparel is not answering.

pre-EMI adjustments during the handover process.

We understand that there has been a delay however the same was due to situations/reasons beyond our control. We have got
RERA Extension till Dec 2025 in order to complete this project and would like to assure you that our team is working on it to

At the outset I would like to give you feedback that you have still not responded to my queries. Request you to not respond with a
general copy paste statement when specific queries are asked. Request you to take efforts and respond to the queries.

I need clarity. Ruparel has taken away my money and not giving any clarity. I want clarity for the balance amount. The amount taken
away by Ruparel is 5,50,000 as of now which will be more than 10,00,000 till possession is given. I want clarity. Ruparel is

It has been more than 1 year. Ruparel has been taking away my hard earned money from 1 year and not giving any clarity. How can I be

Hi Amit Sir,

I am finally reaching out to you since I have not received any proper response from the Ruparel Team. I hope that I receive some positive
response from the Managing director of the company. To give you a background I have booked my flat in September 2017 and back
then I was promised that I would get possession in December 2020, however we are in the year 2024 and I have not got my home. How
is your tagline 'We don't just create spaces, we make room for life justifiable?

I had opted for the subvention scheme but Ruparel failed to fulfill its commitment even in this. As on date Ruparel has taken my hard
earned money of approx. 6,00,000 and no one is providing me any clarity (You can refer to trail mail). I just received a general
statement from the last two years. 'Be rest assured ...............'. How can I be rest assured when the same statement has been said for more
than a year and no clarity is given. This is not fair on Ruparel's part. Is the management so inefficient that they cannot even take a
decision after a year. I am sorry to say but this proves the forever delay in the project and non fulfillment of commitment.

I Hope I atleast get a solution from the Managing director of the company.

With reference to your email below, we would like to reiterate and provide clarity on the Pre emi amount and the status of the
project handover.

Firstly, we confirm that we have already released approx. 5.5 lakh of the pre emi amount which is equivalent to or in addition to
the subvention cost associated with your booking. We are unable to release any further payment however we shall conduct
reconciliation of the ledger and any necessary adjustment will be taken care at the time of handover.

It is important to note that this decision has been thoroughly reviewed and has received the final approval from our management
team. We request you to understand that repetitive queries on this subject shall not change our stance that has been taken.

With regards to possession, we understand that there has been a delay in handover of the unit, however the same was due to
situations/reasons beyond our control. We have got RERA Extension till Dec 2025 in order to complete this project and would like
to assure you that our team is working on it to complete the project before the revised timelines.

We appreciate your patience and understanding in this matter.

Dec 2020 and even after 4 years of delay there has not been any handover. And till the handover the
due amount which is presently Rs 5,50,000 will only be added and become 10 lakh plus and Ruparel
is not answering.

Hi Naren,

You are marked in all the trail mail and you see the kind of work your team is doing. General statements
are not appreciated when you are taking away my hard earned money from one year and not giving
clarity. I hope the escalation authority does some work or maybe no one works at Ruparel. That's why
the same general statement is used for a year, no clarity is given and the project is forever delayed.

2. This renewal of registration is granted subject to the following conditions, namely:­
The promoter shall execute and register a conveyance deed in favour of the allottee or the association of the
allottees, as the case may be, of the apartment or the common areas as per Rule 9 (2) of Maharashtra Real
Estate (Regulation and Development) (Registration of Real Estate Projects, Registration of Real Estate Agents,
Rates of Interest and Disclosures on Website) Rules,2017;
The promoter shall deposit seventy percent of the amounts realised by the promoter in a separate account to be
maintained in a schedule bank to cover the cost of construction and the land cost to be used only for that purpose
as per sub­clause (D) of clause (l) of sub­section (2) of section 4 read with Rule 5;

The promoter shall comply with the provisions of the Act and the rules and regulations made there under;
That the promoter shall take all the pending approvals from the competent authorities
If the above mentioned conditions are not fulfilled by the promoter, the Authority may take necessary action
against the promoter including revoking the registration granted herein, as per the Act and the rules and
regulations made there under.
