DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is made and executed by and between:

OMAR ALVAREZ CASIS married to ELOISA PINEDA CASIS, both of legal age,
Filipino and with residence at B-3 L-13 Jade St., P-3 Perpetual 7, Bacoor Cavite,
referred to as the “SELLERS”

- and -

ALLEN MARALIT SALAGUBANG married to KAREN SOMERA SALAGUBANG of


both legal age, Filipino, and with residence at Plum 215 Siena Park Res. San Valley
Paranaque City, Metro Manila , hereinafter referred to as the “BUYERS”

WITNESSETH: That -

WHEREAS, the sellers are the absolute owners of a parcel of land, including improvements
thereon, located at Lot 5, Block 9, Cinnamon St., Jubilation South Platero Binan City, Laguna and
covered by Transfer Certificate of Title No. 060-2019026321 of the Registry of Deeds for Calamba,
Laguna, and more particularly described as follows:

TCT No. T-060-2019026321

hereinafter referred to as the “PROPERTY”

WHEREAS the SELLERS has offered to sell and transfer all of her rights and title to the
property, and the BUYERS has accepted such an offer.

NOW, THEREFORE, for and in consideration of the purchase price of ELEVEN MILLION
ONLY (Ph11,000,000.00) Philippine Currency, receipt in full of which is hereby acknowledged by the
SELLERS from the BUYERS. The Sellers hereby sell, transfer and convey, absolutely, unconditionally,
and irrevocably, unto the Buyers all of the Seller’s rights, titles, and interests in and to the Property,
free and clear of any claim, lien, encumbrance, charge, or restriction whatsoever. The SELLERS
warrant that they have the legal capacity to transfer title to the PROPERTY.

Capital gain tax is for the account of the SELLERS. All other taxes and expenses including
but not limited to documentary stamp tax, registration fees, transfer fees, notaries, and other fees
and charges in connection with the transfer of title in favor of the BUYERS shall be for the sole
account of the BUYERS.

IN WITNESS WHEREOF, the Parties have hereunto affixed their signatures this ______ th day

Sale and they acknowledged to me that the same is their free and voluntary act and deed.

This instrument relates to a Deed of Absolute Sale involving a parcel of land in Biñan City, Laguna,
including improvements thereon, and consists of two (2) pages including the page on which this
Acknowledgement is written, signed by the parties and their instrumental witnesses on the left
margin of each and every page and sealed with my notarial seal.
