Record sale from auction room as ripple effect flows to Mt Albert


HE auction room of Anne Duncan Real Estate has been producing some stunning results in recent months as buyers encouraged by cheap interest rates compete for a limited number of quality offerings. A drop in the number of houses for sale since the boom of 20022007 has created a lively market as buyers start returning. Prime properties ticking all the boxes are in demand across the city fringe and should continue to draw premium prices until more listings come through and the supply-and-demand dynamic is brought more into balance. In the meantime, the auction room is seeing strong bidding and great prices for well-presented homes. Just one property to catch the eye last month was 6 Chatham Ave, Mt Albert, which set a new benchmark for the immediate area and may flow on to other parts of the suburb. Until now, the northern slopes of the mountain and its Golden Triangle (the area in the lee of the mountain, locked between Mt Albert Rd, New North Rd and Alberton Ave) have stood out as the suburbs premium patches. But Chatham Ave is at the southwest edge of Chamberlain Park and, even with its very pleasant neighbouring streets, hasnt historically produced the same premium interest. All that changed last month when nine registered bidders- drawn from more than 200 groups from a three-week open home campaign pushed the price to $1.025m, a record for the

The prize for the young couple who won the auction was a beautifully renovated and extended 1926 bungalow with 4 bedrooms and 2 bathrooms on a 622sq m section (featured in the last City Fringe Flyer). Consultant Greg Whitta, who marketed the property, said a lot of interest came from young families looking to get into the area for its excellent schools and handiness to trains at nearby Baldwin Ave station. Many were from Grey Lynn, Ponsonby and Kingsland and Mt Alberts goodsized section appealed. Anne Duncan said the auction, along with other results over the last few months, showed the strength of Mt Albert and its growing reputation as a suburb of huge appeal and potential. The valuation ripple effect from high-growth areas like Westmere, Herne Bay, Ponsonby and Grey Lynn will guarantee Mt Albert and its adjacent suburbs stay strong,

says Anne. Its the way the market works when prices in in-demand suburbs get on the high side, buyers look at the neighbouring suburb, she says. In this case, buyers are finding great value on decent-sized sections, with brilliant schools, a real sense of community in one of Aucklands oldest suburbs and handy to everything. Anne says the northern slopes of the mountain and the Golden Triangle will always be strong, and now that an adjacent area has chalked up a million-dollar sale its logical to expect the ripple will produce a future spurt in Mt Alberts premium patch. Shes been briefed on the Auckland Councils 20-year vision and notes that suburbs along the rail corridor Kingsland, Morningside, Mt Albert, Avondale and New Lynn can expect to become even more attractive as people adjust to the demands of an expanding city.

HEY say a picture paints a thousand words and for one Mount Albert family one particular image was to become an integral part of their lives for nearly a decade after they first saw it. incent Barnao isnt one to muck around. When he wants to tackle a mountain, he heads for the big one. Vincent, a senior consultant among the Anne Duncan team, decided with partner Martin that it was time to run a marathon. But unlike most people committed to such a challenge, they went international, entering one of the most famous marathons of them all in New York. The boys did the team proud, with Martin finishing in around spot 17,000 in a field of 47,000 (and a time of four hours, six minutes and 43 seconds). Vincent was an hour further back, but thrilled to have finished after being plagued by ankle and calf injuries. The pair had plenty of support from friends among the crowd of two million people spread along the 42km course. Among them waving the All Black flag was Lydia Fan, daughter of Miriam Fan an Anne Duncan consultant who is studying in the US.
