WAIVER OF RIGHTS

KNOW ALL MEN THESE PRESENTS:

This WAIVER OF RIGHTS and made and entered into by:
ELMA L. PADERNAL, of legal age, Filipino married, and a resident of
Commonwealth Drive, Passi City, Iloilo, Philippines;

W I T N E S S E T H:
WHEREAS, parties hereto are the tenants of a certain real property situated at
Jambad, Dumarao, Capiz, and here described as follows:

TRANSFER CERTIFICATE OF TITLE

NO. T-26120

“A parcel of land ( lot 1183, Gssm-06-000001), situated in the

Barrio of Jambad, Municipality of Dumarao, Province of Capiz,
Island of Panay. Bounded on the S., along line 1-2-3-4-5-6 by
Lot 1184; on the SQ., along line 6-7 by Lot 1148; on the W.
and NW., along lines 7-8-9-10-11-12-12-14 by Lot 1172; on
the NE., along line 14-1 by Lot 1199. Containing an area of
ELEVEN THOUSAND SEVEN HUNDRED (11, 700) SQUARE
METERS, more or less.”

WHEREAS, the parties hereto acknowledge and recognize Elma L. Padernal, to

be the registered owner of the above-described property;

WHEREAS, the parties hereto are fully aware that the above-described
property has already been conveyed, transferred and sold by its registered owner in
favor of ARNOLD C. LUSAY and ANALIZA M. LUSAYA;

WHEREAS, the parties thereto do hereby expressly and absolutely surrender,

waive and relinquish any and all of their rights, interest and participation over the
above-described property and they do hereby absolutely forego, renounce and
abandon any and all claims or interest, past, present or contingent over the aforesaid
property in favor of SPS. ARNOLD C. LUSAYA and ANALIZA M. LUSAYA, buyers
of the portions they cultivate as tenants;
 WHEREAS, the parties hereto make manifest that they fully understood the
terms and consequences of this Waiver of Rights,
