THIS DEED OF AGREEMENT OF SALE entered into at Tiruvallur, on this 26TH
day of APRIL, 2024, between 1) Mr.SUNIT NEVETIA, (Aadhar Card No.5168 7350 6566) Son of Mr.Vinod Kumar Nevetia, 1) Mrs.HEMALATA NEVETIA, (Aadhar Card No.5168 7350 6566) Wife of Mr.Sunit Nevetia both are residing at No.A-302, Vars Notting Hills, 1st main T C Palya Road, Ramamurthy Nagar, Bangalore North, Bangalore, Karnataka-560016, hereinafter called the VENDORS of the ONE PART; PURCHASER SELLER 2 Mr.A.ARUN KUMAR, son of Mr.Asokan, Hindu, aged about 46 years, residing at No.43/519, Jansi rani Street, Periyakuppam, Rajajipuram, Tiruvallur- 602001, Tiruvallur Taluk and District, hereinafter called the PURCHASER of the OTHER PART witnesseth as follows:- Whereas the VENDOR purchased the below mentioned plots from 1)Mrs.Shanta W/o Mr.Venkataraman, residing at No.3/B3, Radha Apartments, Pudukinaru Street, P.N.Pudur, Coimbatore-600041 (Doc.No.1554/2008, SRO VADAVALLI, KOVAI, dated:06.10.2008) 2) Mr.V.A.Parameshwaran S/o Late Mr.V.P.Anantha Narayanan, residing at No.5/3, 5th Cross, Vidhya Nagar, Salem- 636003 (Doc.No.720/2008, District Registrar, Salem, dated:23.08.2006) 3)Mrs.Geetha Bhaskaran W/o LaTE Mr.V.A.Bhaskaran, residing at No.M-296, Sector- 25, Noida 20301, (Doc.No.1553/2010, Sub- Registrar, Tiruvallur, dated:27.09.2010) 4) Mr.Vivek Bhaskar S/o Late Mr.V.A.Bhaskaran, residing at No.38, 7518, 138th Street, Surrey, British, Columbia, V3W1S1, Canada, (Doc.No.2404/2010, Sub- Registrar Saidapet Joint II, dated:27.08.2010) represented by their Power of Attorney Mr.V.Srinivasan S/o Venkataraman residing at Flat No.8, Guru Prasad, Apartments, D.No.4, 11th Avenue, Ashok Nagar, Chennai-600083 and has been in continuous possession and enjoyment of the property without any interruption and herein offered to sell the Scheduled Mentioned Property and the PURCHASER agreed to purchase the same fixing rate for the total sale consideration of Rs. …………… /- (Rupees ………………….. Only) with free of any encumbrance. NOW THIS DEED OF AGREEMENT OF SALE WITNESSETH 1. The VENDOR agrees to sell the property comprised in Survey Number more fully described in the schedule hereunder and the PURCHASER agrees to purchase the same with free of any encumbrance. 2) The total sale consideration of Scheduled Mentioned Property shall be at Rs. Only). 3) The PURCHASER has this day paid to the VENDOR a sum of Rs.5,00,000/- PURCHASER SELLER 3 (Rupees Five Lakhs Only) by way of Online Transaction towards advance, and the VENDOR acknowledge the receipt of the said sum under this agreement. The PURCHASER agreed to pay the balance consideration on the date of registration or before. 5) The VENDOR agrees to convey the Scheduled Mentioned Property in favour of the PURCHASER or his nominee or nominees as the case may be. 6) The PURCHASER alone shall bear all the expenses of sale viz. the Registration expenses, stamp duties etc., 7) Both parties agree to complete the sale transactions within 2 months Period. 8) The VENDOR alone shall liable to pay all the taxes and other outgoings till the date of execution of sale deed. 9) The VENDOR shall clear all the encumbrances, if any found hereafter before the date of registration. 10) Both parties agree for this agreement of sale. SCHEDULE All that piece and parcel of the Property in the Registration District of Tiruvallur and Sub-Registration District of Tiruvallur in Kakkalur Village, Tiruvallur Taluk and District, bearing site No.222, in S.F.No.224 (dry acre 18.49) having a total extent of 9380 Sq.ft., of which 4690 has already been alienated and the remaining portion of the land is admeasuring 4690 Sq.ft and bounded on: North by : Site No.175 & 177 and South by : Common Road East by : S.F.No.221 West by : 4690 Sq.ft of the alienated portion of the site No.222 IN WITNESS HEREOF Both the 1st and 2nd parties HAVE SIGNED THIS DEED ON THE DAY, MONTH AND YEAR ABOVE WRITTEN.
