Town Hall

 Automatic faucets and flush valves. (Estimate forthcoming)


 Hallway corridor lighting upgrades. Looking at maybe a daylight harvester solution. (TBD)
 Automatic hand sanitizer wall mount stations around facilities. These units have the ability to be
refilled with any product. Looking to purchase 12 for town hall. ($800)
 Tile/Grout deep clean by contractor. I would like to try the lower level restrooms to ensure
quality. ($300)
 Water/temp sensors with email reporting ($1200)
 Gentracker cellular service for generators ($4000)
 One electrostatic sprayer (cordless). To be used in the event of emergency clean. ($1200)
 Step and Pull for doors. Look these up, they are the new deal! ($18/each)

Preventative Maintenance (Cityworks)

 HVAC Filters
o We could move to MERV 13, the replacement would move to quarterly and cost would
jump at least double. The PRO would be the advanced filtration and a good move for the
prevention of COVID.
 Carpet cleaning
o I would recommend at least bi-annually.
 Floor Drains
o Drains should be filled monthly to prevent dry-out.
 Light inspection
o Conduct bi-weekly building inspections for lighting. This will show a sharp drop in the
number of work orders.
 Roof drain cleaning
o Bi-annually; once in the spring and once late fall
 Condenser coil cleaning
o Yearly; after the cottonwood is complete. Historically late May/Early June
 Ceiling Tile/ Leak checks
o Monthly; or after large storm.
 Exterior Window cleaning
o Yearly; spring
 Interior window cleaning
o Monthly; In-house custodial
 Paint
o Once we complete the carpet/paint replacement, we need to inspect for paint touch-up
locations monthly.
 Tile/grout deep clean
o I would like to complete one major clean by contractor, I would than ensure our
custodial staff is keeping up.
 Sprinkler startup/shutoff
o Bi-Annually; Spring and Fall
