BRIEF RECORDING REQUIREMENTS GUIDE

First Page Requirements for ALL Documents:

• Document Title. Examples: Deed, Lien, Mortgage.


• Names of the Parties. Examples: Grantor, Seller, Debtor, Grantee, Creditor.
• The words “After Recording Return to” followed by a name and address.
• Room for a 1.5” x 4” recording label, placed horizontally.

Additional Requirements for Documents Conveying Property (Deeds, etc.):

• Consideration Amount. Examples: dollar amount or other value received. This


must appear on the first page of a document conveying property or the $20.00
non-standard fee will be charged per ORS 205.327.

• The words “Send Tax Statements to:” followed by a name and address. This
must appear on the first page of a document conveying property or the $20.00
non-standard fee will be charged per ORS 205.327.

• A legal description of the property, or a reference number to a recorded


document where the legal description can be found. Property must be described
using metes and bounds; lot, block and subdivision name; or parcel and partition
number. Neither a map and tax lot number nor an account number is acceptable
in lieu of a legal description.

Other Requirements

• Signatures must be notarized.


• Court documents must be certified by the Court before recording.
• All text on documents must be legible.
• Document font size must be at least 10 point font. Documents with text
smaller than 10 point font will be assessed the $20.00 non-standard fee, only if
legible per ORS 205.327.

Fees

• Most documents: $87.00 for page 1 plus $5.00 for each additional page.
• For fee purposes a page is defined as one side of a document containing text.
