DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This instrument is made and executed by and among both parties have hereunto affixed their
signatures below this _____ day of ____________, ___________ at Cabanatuan City.

That I, I APOLINAR PEREZ of legal age, married to ROSALINDA BAUTISTA, Filipino,

and a resident of Poblacion I, Peñaranda Nueva Ecija, hereinafter called as the DONORS;
- and –

PHEOBE ANN PASCUAL UEDA of legal age married to SHIGEKI UEDA Filipino and a
resident of Brgy . Sto. Tomas Peñaranda Nueva Ecija, and hereinafter called as the DONEES;

WITNESSETH :

That, the DONORS is the registered owner of a certain parcel of land which is more particularly
described and bounded as follows:

TRANSFER CERTIFICATE OF TITLE NO.P-25096

A PARCEL OF LAND (LOT NO. 3769 GAPAN CAD. (RS-03-0008833) SITUATED IN

THE BO. OF MANGINOMUN. OF GAPAN PROVINCE OF NUEVA ECIJA. BOUNDED ON THE
NW., ALONG LINE 1-2 BY LOT3788 ON THE NE., ALONG LINE 2-3 BY LOT 4155 ON THE SE.,
ALONG LINE 3-4 BY LOT 3804 AND ON THE SW.,ALONG LINE 4-1 BY LOT 3790 ALL OF
GAPAN CAD. XXXXXXXXXXXXXXXX CONTAINING AN AREA OF NINETEEN THOUSAND
TWO HUNDRED FORTY EIGHT (19,248) SQUARE METERS MORE OR LESS.

That, FOR AND IN CONSIDERATION of the trust, fidelity, help and affection shown upon the
DONORS by the DONEES, and as an act of gratitude and liberality on thier part, the DONORS hereby voluntarily
GIVE, TRANSFER and CONVEY by way of DONATION, unto the said DONEES his heirs, assigns and
successors-in-interests of the above-described parcels of land, free from all liens, encumbrances and charges of
whatever kind, not including the improvements erected thereon.

That, the DONORS affirms that this DONATION is not made with intent to defraud hiscreditor, and that
he have sufficient funds and property reserved for himself and his obligations;

That, the DONEES hereby accept and receive this DONATION made in his favor by the DONORS, and
hereby manifest her gratefulness for the latter’s generosity and liberality.
