IMPLEMENTATION OF INVESTMENT PROJECTS WITH THE FOLLOWING
CONTENT
1. Các nội dung về tên dự án, địa điểm thực hiện dự án, mục tiêu, quy mô, vốn, phương án
huy động vốn, thời hạn, tiến độ thực hiện dự án: đã được nêu chi tiết tại văn bản đề nghị
thực hiện dự án đầu tư./ The contents of the project name, project implementation
location, objectives, scale, capital, capital mobilization plan, duration and progress of
project implementation: have been detailed in the written request for implementation.

2. Đề xuất nhu cầu sử dụng đất/ Proposing land use needs (áp dụng đối với dự án đề nghị
Nhà nước giao đất, cho thuê đất, cho phép chuyển mục đích sử dụng đất)/ (applicable to projects
that require the State to allocate land, lease land, or permit the change of land use purpose)
2.1. Địa điểm khu đất/ Site location:
- Giới thiệu tổng thể về khu đất (địa chỉ, diện tích, ranh giới, vị trí địa lý)/ Overview of the land

- Cơ sở pháp lý xác định quyền sử dụng khu đất(nếu có)/ Legal basis for determining land use

2.2. Cơ cấu hiện trạng sử dụng đất (lập bảng cơ cấu hiện trạng sử dụng đất, bản đồ hiện trạng sử
dụng đất kèm theo)/ Current land use structure (make a table of current land use structure,
attached land use status map)
2.3. Dự kiến nhu cầu sử dụng đất (nêu rõ số lượng diện tích đất sử dụng, thời hạn, tỷ lệ nhu cầu
sử dụng đất của từng hạng mục công trình)/ Estimated land use demand (specify the amount of
land to be used, duration, rate of land use demand of each work item)
2.4. Giải trình việc đáp ứng các điều kiện giao đất, cho thuê đất, chuyển quyền sử dụng đất theo
quy định của pháp luật/ Explain the fulfillment of conditions for land allocation, land lease, and
land use right transfer in accordance with law..
2.5. Dự kiến kế hoạch, tiến độ giao đất, cho thuê đất, chuyển đổi mục đích sử dụng đất phù hợp

2.6. Phương án tổng thể bồi thường, giải phóng mặt bằng, tái định cư (nếu có)/ Overall plan for

4. Đánh giá tác động, hiệu quả kinh tế - xã hội của dự án/ Assessment of the project's socio-
economic impact and effectiveness:
- Những tác động quan trọng nhất do dự án mang lại cho phát triển kinh tế - xã hội của địa
phương, ngành (tạo việc làm, nộp ngân sách, xuất khẩu, chuyển giao công nghệ, ....)./ The most
important impacts brought by the project to the socio-economic development of the locality and
industry (job creation, budget payment, export, technology transfer, ....).

7. Đối với dự án đầu tư xây dựng nhà ở, khu đô thị/ For investment projects to build houses
and urban areas:
Thuyết minh việc triển khai dự án đầu tư đáp ứng mục tiêu, định hướng phát triển đô thị, chương
trình, kế hoạch phát triển nhà ở; phương án thiết kế sơ bộ về xây dựng, dự kiến phân chia dự án
thành phần (nếu có); sơ bộ phương án phân kỳ đầu tư bảo đảm yêu cầu đồng bộ; sơ bộ cơ cấu
sản phẩm nhà ở và việc dành quỹ đất phát triển nhà ở xã hội; sơ bộ phương án đầu tư xây dựng,
quản lý hạ tầng đô thị trong và ngoài phạm vi dự án. Đối với các dự án đầu tư xây dựng còn lại
thì bổ sung phương án thiết kế sơ bộ về xây dựng, dự kiến phân chia dự án thành phần (nếu có)./
Explain the implementation of investment projects to meet urban development objectives and
orientations, housing development programs and plans; preliminary design plan for construction,
expected division of the project into components (if any); preliminary investment divergence

plan to ensure synchronization requirements; preliminary structure of housing products and land
fund for social housing development; preliminary plan for investment in construction and
management of urban infrastructure inside and outside the project scope. For the remaining
construction investment projects, the preliminary design plan for construction and the proposed
division of component projects (if any) shall be added.
8. Nội dung giải trình về công nghệ sử dụng trong dự án đầu tư đối với dự án thuộc diện thẩm
định, lấy ý kiến về công nghệ theo quy định của pháp luật về chuyển giao công nghệ./ The
explanation of the technology used in the investment project, for the project subject to appraisal
and consultation on technology, in accordance with the law on technology transfer.
